HomeMy WebLinkAbout3044 , RESOLUTION NO. 3044 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DENYING A VARIANCE TO PERMIT THE CONSTRUCTION OF AN ADDITIONAL DWELLING AT 601 SHARON ROAD. THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DOES FIND, DETERMINE AND RESOLVE AS FOLLOWS: -t SECTION 1. That there was filed with the City Planning Commission on the 12th day of May, 1958, the application of James L. Reid and,J. Louella Reid, as owners, for a,zone variance to permit ~ the erection 01' an additional dwelling on the front portion of the following described property in the County of Los Angeles, State of California, to wit: Lot 1.2, Tract No. 15033 as shown on map recorded in Book 624, pages 90 to 92, of Maps, records of said County, located at 601 Sharon Road. That after notice as required by Ordi- nance No. 760 of the City of Arcadia, as amended, a public hearing was duly held by and before said Commission on June 10, 1958, which said hearing was duly continued to June 24, 1958, at each of which times all interested persons were given a full opportunity to be heard and to present evidence. That upon the conclusion of said hearings, said Commission adopted its certain Resolution No. 300, wherein and whereby it made certain findings and recommendations to' this Council. SECTION 2. That' there were no protests, either oral or written, to the granting of the variance. SECTION 3. That subject property is a lot 75 feet by 120 feet, containing "9,qoo square feet of area; that the Arcadia city zoning ordinance has for many years required a minimum of 7500 ,. -1- 3044 ~ '~ square feet of area for each dwelling unit in the R-l Zone, which would require at least 15,000 square feet of area for two dwelling units. That the plot plan submitted by applicant with respect to subject property shows only ten and one-half feet between the existing bUildlng and the new, structure proposed to be erected on subject property, and approximately only seven and one-half feet between a roofe,d porch on the proposed new structure and the ex- isting residence, whereas the city ordinance requires a distance of 35 feet between such dwellings. That the existing residence on the subject property is but twelve feet from the rear lot line whereas the city ordinance presently applicable requires a rear yard of 25 feet. That applicant's plot plan shows the existing dwelling to contain only 540 square feet and the applicable city ordinance presently requires a minimum of 1,000 square feet for each dwelling. SECTION 4. That it was not shown that there are excep- tional circumstances applicable to subject property; nor that the + variance ia necessary for the enjoyment of any right possessed by other property in the same vicinity or zone. That the granting of the requested variance would be injurious to property and improve- ments in the same vicinity and zone and would adversely affect the comprehensive general, plan., ',- That for the foregoing reasons, the request SECTION 5. for a zone variance to permit'the erection of,an additional dwell- ing on the above described property, is hereby denied. SECTION 6. The City Clerk shall certify,to the adoption of this Resolution. !
