RESOLUTION NO. 2850
A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF ARCADIA, CALIFORNIA,
DENYING REQUESTED VARIANCE TO ALLOW
PROPERTY IN AN R-l ZONE TO BE USED
FOR AUTOMOBILE PARKING.
THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFOm IA, DOES
FIND, DETERMINE AND RESOLVE AS FOLLOWS:
SECTION 1. That there was filed with the City Planning
Commission on October 25, 1956, the application of C. P. Cassady,
Inc., as owner, for a zone variance to allow the use as a public
parking area of real property in an R-l Zone, located at the rear
of 84 West Huntington Drive, in the City of Arcadia, County of Los
Angeles, State of California, described as follows:
A portion of Santa Anita Rancho, as shown on map
recorded in Book 1, page 97, of Patents, records
of Los Angeles County, being that portion of the
right of way of the Southern Pacific Railraod (40
feet Wide) shown on map of Tract No. 949, recorded
in Book 17, page 13, of Maps, records of said
County, described as follows:
Beginning at a point in the northwesterly line of
said right of way distant South 380331 West 234.06
feet from its intersection with the south line of
Huntington Drive (100 feet wide); thence South
380331 West 100 feet; thence South 510271 East 40
feet; thence North 380331 East 100 feet; thence
North 510271 West 40 feet to the point of begin-
ning.
SECTION 2. That applicant proposes to construct an office
building on C-2 property to the north of and adjacent to subject
property and has applied for the variance in order to prOVide the
parking required for the proposed building. That while there were
no protests, either oral or written, to the granting of the variance,
the construction of a commercial building as planned and the use of
subject property fo~ a parking area would create a traffic hazard;

that it would be necessary to widen the street, presently three
lanes wide, at least ten feet and to construct a sidewalk of at

least five feet in width. That the required parking could be ob-
tained on the present commercial property by reducing the size of

the proposed building.
SECTION 3. That while the size and location of subJect
property might be considered exceptional or extraordinary circum-
stances, such conditions were in existence at the time the owner
purChased said property. That no evidence was presented to show
that the requested variance was necessary for the preservation and
enJoyment of property rights of the applicant possessed by other
property owners in the same zone and vicinity.
SECTION 4. That the granting of the requested variance
would adversely affect the plan for the development of the civic
center and the comprehensive general plan for the City of Arcadia;
and the increasing traffic problem would be detrimental to the
public health and welfare.
SECTION 5. That for the foregoing reasons, the applica-
tion of C. P. Cassady, Inc., for a zone variance to allow the use of
the above described property for a public parking area be and the
same is hereby denied.
SECTION 6. The City Clerk shall certify to the adoption
of this Resolution.
I HEREBY CERTIFY that the foregoing Resolution was adopted
at a regular meeting of the City Council of the City of Arcadia held
on the 15th day of January
, 1957, by the affirmative vote
of at least three Councilmen, to wit:
