I RESOLUTION NO. 2793 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DENYING THE REQUESTED CONTINUATION OF A VARIANCE TO PERMIT PROPERTY IN AN R-l ZONE TO BE USED FOR A TRACT SALES OFFICE. THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DOES FIND, DETERMINE AND RESOLVE AS FOLLOWS: SECTION 1. That there was filed with the City Planning Commission on May 21, 1956, the application of Camden Wilshire Com- pany, a corporation, as owner, for the continuation of a zone vari- ance to permit the use of property located in an R-l Zone at 1666 North Santa Anita Avenue, described as follows, to wit: Lot 1, Tract No. 14626, as shown on map recorded in Book 365, page 36, of Maps in the office of the County Recorder of Los Angeles County, as a tract sales office in connection with the sale of properties in the Santa Anita Highlands and to allow the continuance of the present or similar signs for the period of the variance; that after notice as required by Ordinance No. 760 of the City of Arcadia, a public hearing was duly held by and before said Commission on the 12th day of June, 1956, at which time all interested persons were given a full opportunity to be heard and to present evidence. That thereupon said Commission on July 10, 1956, adopted its certain Reso- lution No. 221, wherein and whereby it made certain findings and recommendations to this Council. SECTION 2. That there were numerous protests, both oral and written to the granting of the variance; that over 90% of the owners of all the property within 300 feet of subject property pro- tested either orally or in writing to the granting of the variance, stating that they had purchased the property for residential use with the understand~ng that the tract sales office was a temporary use of said Lot 1. That no exceptional or extraordinary circumstances were 1~9:-,~'r'.1} -1- 2793 .. shown applica'ble to the property; that the need for a tract sales office at that location, which warranted the granting of the previ- ous variance no longer exists; and that the tract sales office build- ing is on a temporary foundation and could be easily moved. That said property is in a high class R-l Zone and the granting of such a variance would be detrimental and injurious to the surrounding R-l property. SECTION 3. That for the foregoing reasons, the petition of Camden Wilshire Company for a continuation of a zone variance to permit the use of the above described property for a tract sales office be and the same is hereby denied and said Camden Wilshire Company is hereby allowed one hundred twenty (120) days to move said tract sales office to another proper location. SECTION 4. The City Clerk shall certify to the adoption of this Resolution.
