RESOLUTION NO. 2665
A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF ARCADIA; CALIFORNIA;
GRANTING A VARIANCE TO PERMIT THE
CONSTRUCTION, MAINTENANCE AND OPERATION
OF AN AUTOMOBILE SERVICE sTATION AT
250 \-lEST COLORADO BOULEVARD
THE CITY COUNCIL OF THE CITY OF ARCADIA. CALIFORNIA. DOES
FIND. DETERMINE AND RESOLVE ItS FOLLOWS:
SECTION 1. That there was filed with the City Planning
Commission on June 16. 1955. the petition of Ben F. Smith. Inc..
as owner. for a zone variance to permit the property at 250 West
Colorado Boulevard described as follows, to wit:
A part of Lot 1. Tract No. 949. as shown on map
recorded in Book 17. page 13. of Maps. records
of Los Angeles County. described as follows:
Beginning at the intersection of the curved
southerly line of Colorado Boulevard with the
northeasterly line of Colorado Place; thence
easterly along said curved southerly line of
Colorado Boulevard 290.04 feet; thence south
17041'40" west 235.47 feet to a point in the
northeasterly line of Colorado Place; thence
north 30033116" west along said northeasterly
line of Colorado Place 385.26 feet to the
point of beginning.
to be used for the construction. maintenance and operation of an
automobile service station thereon; and that after notice as required
by Ordinance No. 760 of the City of Arcadia. a public hearing was
duly held by and before said Commission on the 28th day of June.
1955. at which time all interested persons were given a full oppor-
tunity to be heard and to present evidence. That upon the conclusion
of said hearing said Commission adopted its certain Resolution No.
198. wherein and whereby it made certain findings and recommenda-
tions to this Council.
SECTION 2. That there were no protests to the granting
of the requested variance. That subject property is classified
Zone R-3 but for some time past. under a variance. has been used

for the maintenance and operation of a restaurant; that the
requested use might in some ways be more desirable than its use as
a restaurant and less of a traffic hazard.
SECTION 3. That the subject property consists of a tri-
angular shaped parcel of ground straddled on two sides by heavily
traveled thoroughfares; that need for relief from restrictive pro-
visions of the applicable R-3 zoning has for some time been recognized
and the granting of a variance from the provisions of Ordinance No.
760 applicable to the property is necessary for the preservation
of substantial property rights of the applicant. That the granting
of the variance as hereinafter recommended will not be inconsistent
with good planning practice. nor with the provisions of the master
zoning pIan. nor with the present or prospective development of
the neighborhood in which the property is 10cated. but rather in
conformity with each of the foregoing.
SECTION 4. That for the foregoing reasons. a variance is
hereby granted to permit the above described property to be used
for the construction and maintenance and operation thereon of an
automobile service station upon the following conditions:
1,. That a type "B" bumper fence be constructed along
the southeasterly property line for a distance of
thirty-five (35) feet from Colorado Place and from
Colorado Boulevard; and that a concrete block wall
four (4) feet in height be constructed along the
balance of the southeasterly line of the property;
2. That all other variances affecting subject
property be cancelled.
SECTION 5. The City Clerk shal1 certify to the adoption
of this Resolution.
I HEREBY CERTIFY that the foregoing Resolution was adopted
at a regular meeting of the City Council of the City of Arcadia

held on the 16th day of August. 1955. by the affirmative vote of
at least three CounCilmen. to wit:
