requested should be granted upon conditions therein specified.

reference to the subject property are hereby reaffirmed. That the
purpose of the requested extension is to permit an addition to the
existing building for the installation of refrigeration equipment
necessitated by the change in merchandising technique applicable
to the business conducted on the subject property. That this is
an exceptional circumstance or condition spplicab~ to the intended
us~ of the property that does not apply generally to the class of
use in the same vicinity or zone. That such extension of variance
is necessary for the preservation of substantial property rights
of the applicant, possessed by other property in the same vicinity
or zone, in that the applicant's property is lawfully developed
for and devoted to its present business, as are other properties
in the s eme area, and such la\7ful use flill be impaired, if not
actually jeopardized, by the failure to make the additions required
by recently developed techniques in the merchandising of frozen
foods. That the granting of the variance requested upon the con-
ditions hereinafter proposed will not be inconsistent with good
planning practice or the provisions of the master zoning plan or
the present development of the general neighborhood in which said
property is located, nor uill the veriance adversely affect the
general comprehensive plan.
