RESOLUTION NO. 25JlJ; A RESOLUTION OF TEE CITY COUNCIL OF TEE CITY OF ARCADIA, CALIFORNIA, GRANTING A ZONE VARIANCE AFFECTING CERTAIN REAL PROPERTY IN SAID CITY TO PERMIT THE CONSTRUCTION, MAINTENANCE AND OPERATION OF AN ADDITION TO TEE UNITED PARCEL SERVICE BUILD- ING THEREON TEE CITY COUNCIL OF TEE CITY OF ARCADIA, CALIFORNIA, DOES FIND, DETERMINE AND RESOLVE AS FOLLOWS: . SECTION 1. That there was filed with the City Planning Commission on April 6, 1954~ the petition of Pascadia Realty Com- pany, as owners, requesting a zone variance affecting the following described real property: The East 65 feet of Lots 1 and 2, Block J, Tract No. 101, as shown on map recorded in Book 13, page 52 of Maps, records of Los Angeles County to permit the same to be used for the construction~ maintenance and . operation of a masonry extension of the present building located on the frao.t portions of said Lots 1 end 2:; that after due notice as' required by Ordinance No. 760 of the City of Arcadia, a pUblic hear- ing on the matter was held by end before said City Planning Comm.is:- 8ion on the 27th day of April, 1954, at which time a11 interested persons were given a full opportunity to be heard end to present evidence. That s:aid City Planning Commission did thereupon adopt its certain Resolution No. 153, entitled mA RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ARCADIA, CALIFORNIA, RECOMMEND- . ING TEE GRANTING OF A ZONE VARIANCE AFFECTING CERTAIN REAL PROPERTY IN SAID CITY TO PERMIT TEE CONSTRUCTION, MAINTENANCE AND OPERATION OF AN ADDITION TO TEE UNITED PARCEL SERVICE BUILDING THEREOND wherein and whereby it made certain findings and recommendations concerning the requested variance. SECTION 2. That there were no protests, oral or written, to the granting of the requested variance. Tha~ the front 150 feet . - 1 - 2513 . . . of subject properties are already zoned C~2 and lawfully improved and used for the business of the United Parcel Service Company. That the . rear 65 feet of the subject lots are in the R-3 zone and are already subject to a transitional use for vehicular parking. That all of said Lots 1 and 2 w~re acquired by the present owners in 194.9 and since then have been and still are under one ownership. That the proIa rty to the south of subject property is already in the C-2 Zone. That the nature of the business presently conducted thereon must be integrated;. at one ~cation and must be expanded to meet the needs of such business. That the granting of the variance requested is therefore reasonable and necessary for the preservation and enjoyment of substantial proIa rty rights of the applicant. That the granting of the variance requested 11'111 not be materially detri- mental to the pUblic welfare nor injurious to the property or 1m- provements in the vicinity and zone in 1Ib.ich the property is located. , The property to the south is in a commercial zone and the subject property is now subject to a transitional use for off-street parking. That the granting of the variance requested will not adversely affect the comprehensive general plan. That the major portion of the sub- ject lots is already zoned for and lawfully used for the business: of the United Parcel Service arid it especially has been shown that this business has not been detr1mental to the property or improve- ments 'in the area and the requested extension of this use will likewise not be detrimental. . SECTION 3. For the foregoing reasons,the City Council of the City of ArCadia does hereby grant the requested variance upon the following conditions: 1. That the proposed masonry addition be located no closer than twenty-five (25) feet from Lucile Street. 2. That the entrance to said proposed extension be only through the existing building. 3. That off-street parking be provided on Lots 1 and 2 at . - 2 - 2.513 . . least to the extent of one (1) 250 square-foot parking space for each 500 square feet of the proposed extension. 4. That said Lots 1 and 2 be improved with the construction of curbs and gutters along the easterly line of santa Anita Avenue adjacent to said lots. 5. That each of s aid conditions be complied with throughout the entire time that all or any portion of the subject prop- erty be used for the purposes authorized by the variance hereby recommended and the breach of any one or more of said conditions be constituted grounds for the termination of the variance hereby recommended. SECTION 4. The City Clerk shall certify to the adoption ot this Resolution.
