A RESOLUTION OF THE cm COUNCIL OF THE crry OF
ARCADIA, CALIroRNIA, GRANTING A ZONE VARIANCE TO

THE ClTYCOUNCIL OF THE crry OF ARCADIA, CAr.l:roRNu, DOES HEREBY FIND,
"
DETEllMINE AND RESOLVE AS FOLLOWS.
SliXl'l'ION 1. That there vas filed with the City P'Il'nni1\g Conmission of
the City of Arcadia on the 15th day of September, 1954, the petition of ADderson-
Robbins COIllpllDy, as owner, requesting a variance affecting the following
deBCribed real property in Los Angeles County.
The East 107.23 feet of the west 113.23 feet of Lot 1.4,
Tract No. 808, as shown on map recorded in Book 16, pages
82 and 83, of Maps, records of Los Angeles County, excepting
the south 285 feet thereof;
to permit the existing dwe1liDg thereon to be ueed as a real estate of'f'1ce. That
attar due notice as required by OrdinAnce No. 7(1:) of the City of Arcadia, a public
hearing on the matter vas held by and before the City PlAnn11\g Commission on the
28th day of September, 1954, at \/hich time all interested persons vere given full
opportunity to be heard and to present evidence. That thereupon said City Planning
Camnission did adopt its cer1;ain Resolution No. 171 entitled "A RESOLUTION OF THE
CITY PLANNING COMMISSICN OF THE CITY OF ARCADIA, CALIFORNIA, RmCMMENDING THE
GRANTING OF A VARIANCE TO PERMIT THE USE OF CERl"AIN REAL PROPERTY FOR A REAL
ESTATE OFFICE", wherein and where by it made certain t.1ndings and reCOI:lll1endat10ns
concerning the requested variance.
BroTION 2. That there were only wo oral proteets to the granting of
the variance requested.
SEXlTION 3. That the property described above comprises a portion of a
proposed subidivsion, of vh1ch the applicant is the owner and developer; that
Duarte Road lies Within an area requiring study under the proposed amsndBlllBnt to
Ordinance No. 7&J, creating four commercial zones. That the requested variance
will entaU no substantial alteration of the premises, is a professional type of
uee contemplated in Zone C-O and would not be mater~ detrimental to the

. propert)' or improvements in the area involved. That the granting at the variance
is reasonably necessary beca11lle the present zoning appl:l.cable to subject property
precludes the proper deve10Jlll9nt at the property f'ran a t1nanc:l.al standpoint.
That the granting at the variance w:I.ll not be contrary to the comprehensive
general plan but rather :I.s in coDtorm:l.ty v:l.th it.

at Arcadia does hereby grant a variance to perm:l.t the 11IIe ot the property hereina-
bove described to be 11IIed tor the purpose aJld hi the manner stated in petitioner's
appUcation on f':I.le herein tor a period at one year f'rom the eUective date at the
varisnce, unless the same be exte1lded by proceediDgs duly held tor the granting at
a variance, and upon the condition that the tront ten teet at subject propert)' be
dedicated tor street purposes tor the lIidening at Duarte lload.
SECTION 5. The Oity Clerk shall certity" to the adoption of this Resolu-
tion.

I HEREBY CERl'IFY that the toregoing Resolution was adopted at ~~Rfd
meeting at the City Council of the City of Arcadia, held on the 21st day at

1954, by the affhomative vote of at least three Councilmen, to-vitI
