WHEREAS, on June 25, 1952, there was filed with the Planning
Comm18B~Lon of the Citl of Areadia the petition of LeRol S. Smith
and Mrs" Madge Sm21th as owners requesting a zone variance affeet-
ing the following described property in the City of Arcadia, to-wit:
A part of Lot 1, Tract No.949, as shown on map recorded
ill book 17, Page 13 of Maps Records of Los Angeles
CC1unty described as follows:
Be1ginning at a point in the North line of Colorado Blvd.
d1.stant West 471.34 feet from the Southwest line of the
A.T. & S.F. Railroad right-of-wal; thenc8 West 105 ft.;
tb,ence North 457.35 ft.f thence South 51 34' East 134.04
ft..; thence South 374.03 ft. to the point of beginning,
tb.e same being known as 141 W. Colorado Blvd.,
to permit the construction of two duplexes and one single family
dwelling over a garage in addition to the existing dwelling on
said property; and
WHEREAS, after due notice as required by the prOVisions of
Ordinance No.760 of the City of Arcadia, a public hearing was held
on the matter by and before said City Planning Commission on July
8, 1952, at which time all interested parties were given a full
opportun:Lty to be heard and to present evidence; and
WHlmEAS, in the opinion of said Planning Commission, tho grant-
ing of ~le variance requested would adversely affeot the propertl
and imprc)vemen ts :l.n the saDIe Vicini tl and zone; the gran ting of' toe
variance requested is not necessary for the preservation or enjoy-
ment of ELnl subst&ntial property right of the applicants, as Baid
property is well euited for the purposes for which it may now law-
fully be used; that there are no exceptional or extraordinary cir-
ctmstancels applica.ble to the property involved sufficient to warrant
the grant.1ng of the variance requested; that the construction of
additional dwelling units, if' desirable, should be accomplished
in an orderly manner by the subdivision of the subject property,
separately if neeessary, but preferably in conjunction with adjoin-
. ing undeveloped property; and

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
ARCADIA, CALIFORNIA, APPROVIl'lG, ADOPTING AND AC-
CEPTING THE FINDINGS AND RECOMMElfDATIOHS OF THE
PL/WNING COMMISSION OF SAID CITY AND DENYING THE
APPLICATIOB FOR VARIANCE AFFECTING CERTAIN REAL
PROPERTY IN SAID CITY.

10, 1952, tha.t the aforesaid petition be denied for the reasons
more fully set forth therein;
NOW, THEREFORE, the City Co~~cil of the r.ity of Arcadia does
hcre~j find) determine and resolve as folIous:

SECTION 1. That the fi:r.dir.cs of the sa.id Ci t~. Plannin,3 Com-
missicn as set forth in their said Resolution 1'10.85 be and each
of the same are hereby accepted and made the findings of this City
Council the same as if herein again specifically set forth in full.
SECTION 2. Thatthe recommendation of said City Planning
Commission as set forth in its said Resolution No.8S be and the
same is hereby approved in full) and that the request of the
petitioners for a zone variance as hereinbefore set forth be and the
same is hereby jenied.

SECTION 3. The City Clerk shall certify to the adoption of
this Resolution.
