RESOLUTION NO.2315
A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ARCADIA, CALIFORNIA, APPRIDVING AND GRAJilTING A
ZONE VARIMCE AFFECTING CERTAIN REAL PROPERTY IN
SAID CITY TO PERMIT THE CONSTRUCTION, MAINTENANCE
AND OPERATION THEREON OF APARTMENT HOUSES UPQIil
SPECIFIED CONDITIONS.
\iHEREAS, on the 26th day of March 1952, there was filed vith
the City Planning Commission the petition of Mabel Rondeau as lessee
on behalf of Ina L. Hance as owner, requesting a zone variance
affecting the follOWing described real property, toV1t:
A part of Lot 6, Tract No.949, BS shown on map recorded in
Book 17, page 13 of Maps, records of Los Angeles County,
described as follows:
Beginnin~ at a point on the East line of Lot 6, distant North
20 58'25 East 216.12 feet frRm the North line of Huntington
Driye; thence North 870 OI'35' West 260 feeg; thenc~ North
205B' 25 East 216.13 feet; thence South 87 Ol' 35 East 260
feet; thence South 20 58' 25" West 216.13 feet to the point
of beginning, and being located on the West side of Baldwin
Avenue north of Huntington Drive,
to permit tho ssms to be used for the construction and maintenance
thereon of apartment houses; and
WHEREAS, after due notice as required by the provisions of
Ordinance No.76o of the City of Arcadia, a public hearing vas duly
held on the matt;er by and before said Commission on the 8th day
of April 1952, at which time all interested persons were given a
full opportunity to be heard and to present evidence; and
WHEREAS, said City Planning Commission acting in an advisory
capacity to the City Council has made its findings and recommend-
ations thereon, after public hearings duly held and noticed,
under its certain Resolution No.70 entitled: "A RESOLUTION OF THE
CITY PLANNING CClMM!SSION OF THE CITY OF ARCADIA, CALIFORNIA, RE-
COMMENDING THE GRANTING OF A VARIANCE TO PERMIT THE CONSTRUCTION
AND MAINTENANCE OF APARTMENT HOUSES ON CERTAIN REAL PROPERTY UPON
SPECIFIED CONDITIONS.", a true copy of which is attached hereto
and made a part hereof by reference the same as if herein fully
set forth;
NOW, THEREFORE, the City Council of the City of Arcadia
does hereby find, determine and resolve as follows:
SECTION 1. That the findings of the City Planning Commission

as set forth in its said Resolution No.70 be and the same are
hereby accepted and approved and made the findings of the City
Council, and that the recommendations of the City Planning Com-
mission as set forth in its said Resolution No.70 are hereby
accepted) that a variance be and the same is hereby granted to
permit the property hereinbefore described to be used for the
construction and maintenance thereon of two apartment houses
of eighteen (18) units each subject to the following conditions:
(a) Th~t all improvements constructed thereon conform to
the plans and elevations prepared by Robert W. Johnson and filed
wi th the Planning Commission.
(b) That the building si%e shall not exceed the size shown
on the plans f:Lled.
(c) That no more than thirty-six (36) dwelling units be
constructed on the entire parcel of land, nor more than eighteen
(18) units on either half thereof.
(d) That a six foot (6') high masonry well be constructed
along the rear line of the entire parcel of property thus descriu-
ed, and extending along the sidelines of the lot from the rear
line thereof to the rear line of the buildings to be constructed
thereon.

(e) Thet the parking area be paved.
(f) Thet construction of the buildinga in accordance with
the variance hereby recommended be completed within one year after
the effective date of the variance hereby recommended.
(g) That each condition be interdependent upon the other,
and violation of anyone or more conditions shall be grounds for
revocation of the variance hereby recommended.
SECTION 2. The City Clerk shall certify to the adoption
of this Resolution.
I HEREBY CERTIFY that the foregoing Resolution was adopted
at a regular meeting of the City Council of the City of Arcadia,
held on the 2nd day of December, 1952, by the following vote:
