HomeMy WebLinkAbout3882 v RESOLUTION NO. 3882 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DENYING A ZONE VARIANCE TO BUILD A RESIDENCE FOR SENIOR CITIZENS AT 720-734 WEST CAMINO REAL AVENUE IN SAID CITY. THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DOES DETERMINE AND RESOLVE AS FOLLOWS: SECTION 10 That there was filed with the City Planning Com- mission on March 24, 1966, the application of Orlando Clarizio as owner for a zone variance to permit the construction of a residence for senior citizens on property located at 720-734 West Camino Real Avenue in the City of Arcadia, County of Los Angeles, State of Cali- fornia, more specifically described as follows: The easterly 200 feet of the westerly 396 feet of Lot 1, Block "G", Santa Anita Land Company's Tract, per map recorded in Book 6, page 137, of Maps, in the office of the County Recorder of said County. That after due notice as required by the Zoning Ordinance of said City a public hearing was duly held on the matter by and before the City Planning Commission on April 12, 1966, at which time all inter- ested persons were given a full opportunity to be heard and to pre- sent evidence. That said City Planning Commission thereafter on April 26, 1966 adopted its certain Resolution No. 586 wherein and whereby it recommended the denial of the requested variance. SECTION 2. That subject property is in Zone R-2 and the lot is 220 feet by 300 feet, or 66,000 square feet. That the build- ing height is proposed to be three stories not to exceed 35 feet with a total of 106 units (10 on the first floor, 48 on the second and 48 on the third); the size of each unit to be 22 feet square or 484 square feet plus balconies of 130 square feet. That 38 parking spaces are proposed which is one for each 2.8 units. -1- 3882 SECTION 3. That the proposed use will adversely affect the comprehensive general plan of the area; that the proposed use will be materially detrimental to properties and improvements in the area as will the three-story structure in an area restricted to two stories; that it has not been shown that the requested variance is necessary for the preservation or enjoyment of any substantial right of the applicant possessed by other property in the same zone and vicinity, nor has it been shown that there are exceptional or extraordinary circumstances or conditions applicable to the prop- erty involved or to the intended use of the property that do not apply generally to the property or class of use in the same zone or vicinity. To the contrary there is property already zoned for use substantially in the manner outlined by the applicant at the afore- said hearing. SECTION 4. That for the foregoing reasons the requested zone variance to build a residence for senior citizens on the above- described property is hereby denied. SECTION 5. The City Clerk shall certify to the adoption of this resolution.
