RESOLUTION NO. 3825
A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF ARCADIA, CALIFORNIA,
DENYING THE APPLICATION FOR A ZONE
VARIANCE TO PERMIT THE CONSTRUCTION
OF A TWENTY-ONE (21) UNIT APARTMENT
DEVELOPMENT-AT 343 COLORADO BOULEVARD
IN SAID CITY.
THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DOES "
HEREBY DETERMINE AND RESOLVE AS FOLLOWS:
SECTION 1. That there was filed with the City Planning
Commission on May 28, 1965, the application of Frank Marchese, as
owner, for a zone variance to permit the construction of twenty-one
(21) apartment units specifically.consisting of seven (7) duplexes,
two (2) triplexes, and one (1) single-family dwelling unit on prop-
erty located at 343 West Colorado Boulevard in the City of Arcadia,
County of Los Angeles, State of California, more specifically de-
scribed as follows:
That property bounded on the north by the
Atchison, Topeka and Santa Fe Railroad, on
the southwest by Colorado Boulevard, and on
on the southeast by the northwesterly boundary
of Tract No. 18487, per map recorded in Book
461, page 48, of Maps in the office of the
County Recorder of said County.
That after notice required by the Zoning Ordinance of said City, a
public hearing was duly held on said application by and before said
City Planning Commission on June 8, 1965, which hearing was duly
continued to June 22,1965, to July 13, 1965.and.again to July 27,
1965, at each of which. times all interested persons were given a
full opportunity to be heard and to present evidence. That upon
the expiration of thirty-five (35) days after the close of said
hearing the matter was referred to the Arcadia City Council without
recommendation, pursuant to Section 9291.2.6 of the Arcadia Municipal
Code. That thereafter, after notice duly given, a public hearing on
said matter was held by and before this City Council on September 21,
1965 and upon request of applicant, was continued to October 5, 1965,

at which time. all interested persons were given full opportunity to
be heard and to present .evidence.
SECTION 2. That subject property is bounded on the north
by the A. T. and S. F. Railroad, on the southwest by Colorado Boule-
vard and on the southeast by the rear property lines of residential
lots on the northwest side of Renoak Way, comprising an area of 112,830
square feet of land. That subject property is in Zone R-l and is
surrounded by Zone R-l property, some of which has been more densely
developed under variances granted many years ago. That there al-
ready exists in the City of Arcadia a substantial amount of land
zoned for multiple dwelling purposes, which areas have been kept
reasonably well confined and have much development potential yet
available. That traffic conditions on Colorado Boulev!3-rd pose a
hazardous problem which would only be increased by the granting of
the requested variance. That such variance is not necessary for
the preservation and enjoyment of a substantial property right of
the applicant possessed by other property in the same zone and
vicinity; that subject property is capable of being subdivided
into numerous lots and used for single-family dwellings. That the
granting of the requested variance and the construction of twenty-
one (21) apartment units as proposed will be. injurious to other
properties in the same vicinity and zone.
SECTION 3. That for the foregoing reasons the.requested
reclassification of the above-described property should be and the
same is hereby denied.
SECTION 4. The City Clerk shall certify to the adoption
of this resolution.

at a regular meeting of the City Council of the City of Arcadia held
on the 19th day of October
