RESOLUTION NO. 3829
A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF ARCADIA, CALIFORNIA,
DENYING THE APPLICATION FOR A ZONE
CHANGE OF PROPERTY LOCATED AT THE
NORTHWEST CORNER OF SANTA ANITA AVENUE
AND LAS TUNAS DRIVE IN SAID CITY.
THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DOES
HEREBY DETERMINE AND RESOLVE AS FOLLOWS:
SECTION 1. That there was filed with the City Planning Com-
mission on May 26, 1965, the application of Republic Capital Corpora-
tion, as owner, for a zone change from Zones R-l, R-2 and R-3 to Zone
C-3 on property located at the northwest corner of Santa Anita Avenue
and Las Tunas Drive in the City of Arcadia, County of Los Angeles, State
of California, more specifically described as follows:
A portion of Lot 66 and Lot 69 of the Santa Anita Colony,
as recorded in Book 42, Page 87, of Miscellaneous Records,
in the office of the County Recorder, described as follows:
Beginning at a point on the northerly line of said Lot 66,
distant North 89059'30" West 550 feet from the northeast
corner of said Lot 66; thence South 0000'15" West, paral-
lel with the easterly line of said Lot 66, a distance of
177.50 feet; thence South 65017'35" East, a distance of
137.59 feet; thence South 89059'30" East, a distance of
425 feet to a point on the easterly line of said Lot 66,
said point being southerly a distance of 235 feet from the
northeast corner of said Lot 66; thence southerly along
the easterly lines of said Lot 66 and Lot 69, said easterly
lines also being the westerly line of 100 foot wide Santa
Anita Avenue, a distance of 242.40 feet; thence South
82049'44" West a distance of 150 feet; thence southerly
on.a line parallel with the easterly line of said Lot 69,
a distance of 120 feet to a point on the northerly right-
of-way line of Las Tunas Drive; thence northwesterly along
said northerly line, said line being concave to the north,
a distance of 101.78 feet to the point of tangency; thence
northwesterly along said northerly line of Las Tunas Drive,
a distance of 846.05 feet to a point on the westerly line
of said Lot 66, said point also being the southeast corner
of Lot 35, Tract No. 13540; thence northerly along said
westerly line of Lot 66 to the northwest corner of said
Lot 66; thence easterly along the northerly line of said
Lot 66, a distance of 525 feet to the point of beginning,
said point being a distance of 550 feet westerly from the
northeast corner of said Lot 66; excepting that portion of
the above described property which is already in commercial
zoning which would allow the land use proposed.

That after notice required by the Zoning Ordinance of said City, a public
hearing was duly held on said application by and before said City Plan-
ning Commission on June 22, 1965, at which time all interested persons
were given a full opportunity to be heard and to present evidence.
That the City Planning Commission thereon adopted its certain Resolution
No. 555 on July 13, 1965, wherein and whereby it made findings and
determinations and recommended the denial of the requested zone change.
That thereafter, after notice duly given, a public hearing on said
matter before this City Council was scheduled for August 17, 1965 and
continued upon request of applicant to September 21, 1965 and again to
October 19, 1965, at which time all interested persons were given full
opportunity to be heard and to present evidence.
SECTION 2. That subject property consists of nine and one-
half (9~) acres of vacant land with approximately nine hundred fifty
(950) feet of frontage on Las Tunas Drive and approximately two hundred
fifty (250) feet of frontage on Santa Anita Avenue. That pursuant to
proceedings duly instituted and after public hearings duly noticed and
regularly held by and before the City Planning Commission and the City
Council, this City Council adopted its Ordinance No. 1307 on October 19,
1965, wherein and whereby subject property was classified in Zones R-l,
C-O and C-2. That such zoning classification is justified by good
zoning practices, and accorded to subject property more commercial
zoning than was previously applicable thereto. That further reclassi-
fication of subject property is not justified by good zoning practices
nor required by the evidence submitted.
SECTION 3. That for the foregoing reasons the requested further
reclassification of the above-described property should be and the same
is hereby denied.

SECTION 4. The City Clerk shall certify to the adoption of
this Resolution.
I HEREBY CERTIFY that the foregoing Resolution was adopted at
a regular meeting of the City Council of the City of Arcadia held on
the
