HomeMy WebLinkAbout3793 --- '. ~ RESOLUTION NO, 3793 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DETERMINING AND ESTABLISHING REGULATIONS APPLICABLE TO THE PROPERTY LOCATED AT 653 FAIRVIEW AVENUE IN SAID CITY UPON ITS CLASSIFICATION INTO ZONE D (ARCHITECTURAL OVERLAY). THE CITY COUNCIL OF THE CITY OF ARCADIA,. CALIFORNIA, DOES ORDAIN AS FOLLOWS: SECTION 1, That the City Council has heretofore determined .'. that the northerly one hundred (100) feet of the property located at 653 Fairview Avenue in the City of Arcadia, County of Los Angeles, State of California, more specifically described as follows: The easterly 69 feet of Lot 1, Tract No, 4340, as recorded in Book 42, page 32, of Maps in the Office of the County Recorder of Los Angeles County; should be reclassified and established in Zone C-2 and Zone D (Archi- tectural Overlay), and has adopted Ordinance No, 1286 classifying and establishing said property in Zone C-2 and Zone D (Architectural. Overlay), SECTION 2, That for the protection of properties in the vicinity, for the integration of subject property with the uses in effect or permissible in the area, and to promote the full and proper utilization of the aforesaid property, the following restrictions should be and the same are hereby imposed upon the northerly one hundred (100) feet of the above-described property, pursuant to Di- vision 2 of Part 7 of Chapter 2 of Article IX of the Arcadia Municipal Code, to wit: 1, That a six (6) foot minimum to eight (8) foot maximum decorative masonry wall along the entire east three hundred ten (310) feet of the subject site shall be constructed, such wall. to decrease to three (3) feet in height in the front setback area of Fairview Avenue, -1- 3793 ." 2. That a thirty-six (36) inch high decorative masonry wall five (S) feet back of the south property line along Fairview Avenue with a twenty-five (2S) foot wide wall opening for automobile ingress and egress shall be constructed. 3. That a five (S) foot wide landscaped strip shall be planted, irrigated and maintained adjacent to and inside of the wall to be constructed on the east property line. 4. That a five (S) foot wide landscaped strip shall be planted, irrigated and maintained adjacent to and outside of the wall to be constructed parallel to the south property line. S. That a twenty (20) foot wide landscaped area shall be planted, irrigated and maintained along the north of the proposed building. 6. That plans for the proposed building as well as all landscaping and irrigation plans shall be submitted to the Planning Department for approval. 7. That the proposed building shall not exceed a height of sixteen (16) feet nor a square footage of fourteen hundred (1400) square feet. 8. That the proposed building shall not be utilized prior to 8:00 a.m. '1 nor later than 9:00 p.m. nor on Sundays. 9. That all mechanical equipment shall be placed within the building. Noioo from such equipment when measured at random points at property lines shall not exceed the ambient noise level at said loca- tion for the respective times of day, when measured in the absence of said equipment in operation. 10. That all illumination from the proposed service building shall be shielded and directed away from neighboring properties. -2- 3793 11. That parking lot light standards shall not exceed ten (10) feet in height with all illumination directed downward. 12. That complete grading, drainage and construction plans shall be submitted to the Department of Public Works for approval. 13. That all signs shall meet with the approval of the Planning Department. 15. That a covenant in the form approved by the City Attorney shall be filed restricting the PR-3 land area for parking purposes. SECTION 3. The City Clerk shall certify to the adoption of this resolution.
