A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF ARCADIA, CALIFORNIA,
GRANTING A REQUESTED VARIANCE TO PERMIT
THE USE FOR RED CROSS CHAPTER OFFICES
OF AN EXISTING.ONE-STORY SINGLE~FAMILY
DvffiLLING IN ZONE R-3AT 166 BONITA
STREET IN SAID CITY.
THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DOES
HEREBY FIND, DETERMINE AND RESOLVE AS FOLLO\~S:
SECTION 1. That there was filed with the City Planning Com-
mission on June 18, 1964, the application of the Arcadia Chapter
American National Red Cross for a zone variance to permit the use for
Red Cross Chapter offices of an existing one-story single family
dwelling in Zone R-3 located at 166 Bonita Street in the City of
Arcadia, County of Los Angeles, State of California, which property
is described as follows:
The East 95 feet of Lots 19, 20 and 21 of Block 65
of Arcadia Tract No. 866, per map recorded in Book
18, pages 198 and 199, of Maps, Official Records
of said County.
That after due notice as required by the Zoning Ordinance of said
City a public hearing was duly held on the matter by and before the
City Planning Commission on July 14, 1964, at which time all interested
persons were given a full opportunity to be heard and to present evi-
dence. That said City Planning Commission thereafter on July 28, 1964,
adopted its certain Resolution No. 523 wherein and whereby it rec-
ommended the granting of the requested variance.
SECTION 2. That the intended use of subject property con-
stitutes an exceptional circumstance that does not apply to the class
of use in the same vicinity and zone. That the granting of the variance
for the limited period hereinafter recommended will not adversely affect
the comprehensive general plan.
That the granting of the variance as

hereinafter recommended will not be materially detrimental to the public
health or welfare or injurious to the property or improvements in the
same zone or vicinity in which the property is located.
SECTION 3. That for the foregoing reasons, a variance is

hereby granted to permit the use for Red Cross Chapter offices of an
existing one-story single family dwelling in Zone R-3 on the herein-
before described property upon the following conditions:
1. That the period of the variance be limited to five (5)

years from and after the date of adoption of the resolution of the City
Council granting the same, and that such use shall thereupon cease with-
out necessity of further action by the City of Arcadia, unless prior to
such time the property be reclassified to a zone permitting such use or
the variance be duly extended.
2. That twenty (20) feet of existing concrete sidewalk at
the northeast corner of subject property be removed and reconstructed
to proper grade.
3. That a five (5) foot concrete sidewalk along Second Avenue
be constructed per City Standard #148 leaving bricked-up tree wells to
the satisfaction of the Department of Public Works.
4. That a drainage inlet at existing driveway be installed
per City Standard #148.
5. That the easterly 12 feet of property and corner cut-off
be dedicated for future widening of Second Avenue.
6. That the unpaved portion of the rear yard be paved per
Department of Public Works standards.
7. That a five (5) foot high decorative wood fence or masonry
wall be constructed parallel to and three (3) feet west of the adjusted

property line along Second Avenue, such fence or wall to be required to
turn west and connect with the existing garage per approval by the
Planning Department.

8. That the same type fence or wall five (5) feet high
be constructed along the south property line to a point where the
existing driveway begins.
9. That an eighteen (18) inch concrete gutter be con-
structed at the northeast curb return and along Second Avenue.
10. That the area between the fence or wall and the
sidewalk along Second Avenue be planted, irrigated and maintained.
11. That all structures on the property be painted.
12. That the total aggregate of all signs on the property
shall not exceed 16 feet.
SECTION 4. The City Clerk shall certify to the adoption
of this resolution.
I HEREBY CERTIFY that the foregoing resolution was adopted
at a regular meeting of the City Council of the City of Arcadia held
on the 18th day of

at least three Councilmen, to wit:
