RESOLUTION NO. 3720
A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF ARCADIA. CALIFORNIA,
DETERMINING AND ESTABLISHING REGULA-
TIONS APPLICABLE TO REAL PROPERTY
LOCATED AT 2634 AND 2626 LOUISE
AVENUE IN SAID CITY UPON ITS CLASSI-
FICATION IN ZONE D (ARCHITECTURAL
OVERLAY) .
THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DOES
RESOLVE AS FOLLOWS:
SECTION 1. That the City Council has heretofore de-
termined that the property located at 2634 and 2626 Louise Avenue
in the City of Arcadia, County of Los Angeles, State of California,
described as follows:
Lot 20, and Lot 19, except the northerly one (1)
foot thereof, of Tract No. 11438, per map recorded
in Book 234. page 22, of Maps in the office of the
County Recorder of Los Angeles County;
should be reclassified and established in Zone C-O and Zone D
(ArChitectural Overlay) and has adopted.its Ordinance No. 1261
classifying and establishing said property in Zone C-O and Zone D
(Architectural Overlay).
SECTION 2. That in order that buildings, structures,
signs and landscaping will be harmonious within the area and not
of obnoxious, undesirable or unsightly appearance and thereby
detrimental to other properties and improvements in the same
vicinity, the following restrictions should be and the same hereby
are imposed upon the above-described property, pursuant to Divi-
sion 2 of Part 7 of Chapter 2 of Article IX of the Arcadia Muni-
cipal Code, to wit:
a. A six (6) foot high concrete block wall shall be
constructed along the north line of Lot 19 of said Tract No. 11438.

The height of said wall shall be reduced to four (4) feet as it ex-
tends into the required front yards of the properties on Louise
Avenue,
b. All commercial buildings shall face Live Oak Avenue
and shall be on building sites oriented from Live Oak Avenue north-
erly to the concrete block wall. Lots 19 and 20 of said Tract No.
11438 shall be developed as one building site.
c. No entrances to buildings from side streets shall be
permitted more than ten (10) feet from the front building line.
d, Vehicular access to the subject properties shall be
from Live Oak Avenue,
e. All floodlighting shall be directed away from resi-
dential properties.
f. The height of all buildings constructed on the subject
property shall be limited to two (2) stories not to exceed thirty-
five (35) feet in height.
g. The use of all property in Zones C-O and D shall be
limited to the uses specified in Sections 9261.1.2 and 9261.1.3 of
the Arcadia Municipal Code.
h. A plot plan showing the proposed development of the
subject properties shall be submitted and approved by the Planning
Commission prior to the issuance of any building permits therefor,
i. There shall be no more than two (2) signs identifying
the business conducted upon the premises, one not exceeding forty
(40) square feet in area located on the south face of the building,
and the other not exceeding sixteen (16) square feet located in the
planting area adjacent to Live Oak Avenue.

~. The Planning Commission or City Council may modify
any of the foregoing conditions if such modification will not ad-
verse1y affect property or improvements in the vicinity and if
such modification will equally accomplish substantially the
same results as will adherence to the foregoing conditions.
SECTION 3. The City Clerk shall certify to the
adootion of this Resolution.
I HEREBY CERTIFY that the foregoing Resolution was
adopted at a regular meeting of the City Council of the City
of Arcadia held on the 20TH day of
OCTOBER
, 1964,
by the affirmative vote of at least three Councilmen, to wit:
