HomeMy WebLinkAbout3510 RESOLUTION NO. 3510 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DETERMINING AND ESTABLISHING REGULATIONS APPLICABLE TO THE REAL PROPERTY LOCATED AT Ill, 131 AND 137 LIVE OAK AVENUE IN SAID CITY UPON ITS CLASSIFICATION IN ZONE D (ARCHITECTURAL OVERLAY). THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DOES DETERMINE AND RESOLVE AS FOLLOWS: SECTION 1. That pursuant to the Zoning Ordinance of the City of Arcadia, proceedings were duly instituted and public hear- ings duly held by and before the City Planning Commission and the City Council of the City of Arcadia, as a result of which said City Council determined in part that the property located at 131 and 137 Live Oak Avenue in the City of Arcadia, County of Los Angeles, State of California, described as follows; Lots I and 43, Tract No. 12915, as shown on map recorded in Book 270, page 10, of Maps, records of said county, should be reclassified and established in Zones C-l and D (Archi- tectural Overlay) and that the property located at III Live Oak Avenue in the City of Arcadia, County of Los Angeles, State of , California, described as follows: Lot 2 of said Tract No. 12915, as shown on map recorded in Book 270, page 10, of Maps, records of said county, should be reclassified and established in Zones C-O and D (Archi- tecturalOverlay). SECTION 2. That for the protection of residential prop- erties in the vicinity, for the integration of 'subject property with the uses in effect or permissible in the area, and to promote -l- 3510 , the full and proper utilization of the aforesaid property, the following restrictions should be and the same hereby are imposed upon the above described property, pursuant to Division 2 of Part 7 of Chapter 2 of Article IX of the Arcadia Municipal Code, to wit: a. A six-foot high concrete block wall shall be construc- ted along the north line of Lots 9 and 19, Tract No. 11438; along the zoning district line across the east 240 feet of Lot 65, Arcadia Acreage Tract; along the north line of Lot 2, Tract No. 12915 and along the north line of that portion of Lot 99, Arcadia Acreage Tract, lying south of Lot 42 of Tract No. 12915. The height of said walls shall be reduced to four feet as they extend into the required front yards of the properties on Greenfield Avenue, Louise Avenue and the new street to be constructed. b. All commercial buildings shall face Live Oak Avenue and shall be on building sites oriented from Live Oak Avenue north- erly to the concrete block wall. Lots 8 and 9 of Tract No. 11438 shall be developed as one building site, and Lots 19 and 20 of said Tract No. 11438 shall be developed as one building site. c. No entrances to buildings from side streets shall be permitted more than ten (10) feet from the front building line. d. Vehicular access to the subject properties shall be from the side streets rather than from Live Oak Avenue. e. The north five feet of that portion of Lot 99, Arcadia Acreage Tract, shall be landscaped and maintained as a planting strip. The south 20 feet of the north 25 feet of said property shall be paved and used for parking purposes only. f. All floodlighting shall be directed away from resi~ dential properties. g. The use of all property in Zones C-O and D shall be limited to office use. i. A plot plan showing the proposed development of the subject properties shall be submitted and approved by the Planning Commission prior to the issuance of any building permits therefor. j. The Planning Commission or City Council may modify any of the foregoing conditions if such modification will not ad- versely affect property or improvements in the vicinity and if such modification will equally accomplish substantially the same results as will adherence to the foregoing conditions. SECTION 3. The City Clerk shall certify to the adoption of this resolution.
