HomeMy WebLinkAbout3597 RESOLUTION NO. 3597 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DETERMINING AND ESTABLISHING REGULATIONS APPLICABLE TO REAL PROPERTY LOCATED AT 745 TO 805 WEST DUARTE ROAD UPON ITS CLASSIFICATION IN ZONE D (ARCHITECTURAL OVERLAY). THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DOES DETERMINE AND RESOLVE AS FOLLOWS: SECTION 1. That the City Council, has heretofore deter- mined that the property located at 745 to 805 West Duarte Road in the City of Arcadia, County of Los Angeles, State of California, deifc,ribeā‚¬l EvS; f,(j>llows: Lots 125, 126 and 127, Tract No. 2731, as shown on map recorded in Book 33, of Maps, page 29, in the office of the Recorder of said County; should be reclassified and established in Zones C-2 and D (Archi- tectural Overlay), and has adopted its ordinance No. 1209 classify- ing and establishing said property in Zone C-2 and in Zone D (Archi- tectural Overlay). SECTION 2. That for the protection of properties in the vicinity, for the integration of subject property with the uses in effect or permissible in the area, and to promote the full and proper utilization of the aforesaid property, the following restrictions should be and the same hereby are imposed upon the above-described property, pursuant to Division 2 of Part 7 of Chapter 2 of Article IX of the Arcadia Municipal Code, to wit: a. Prior to any cons truc tion on lots 125, 126 and 12'7 all existing structures and buildings shall be removed or demolished. b. Lots 125, 126 and 127 shall be developed contemporane- OUSly as a unit and as one building site. c. No building shall be erected nearer than fifteen (15) feet to the front property line, nor nearer than twenty (20) feet -1- 3597 to the west property line, nor nearer than twenty (20) feet to the north property line. d. No building shall be erected exceeding two stories or thirty-five (35) feet. e. The exterior walls of all buildings, other than brick or natural field materials, shall be of pastel colors. All exterior walls shall be of masonry or concrete construction and shall comply with the requirements for buildings and occupancies in Fire Zone 1. f. TowElrs, chimneys, spires, gables, roof structures and other projections shall not exceed a height of ten (10) feet above the roof of the main portion of the building, and shall be adequately screened. g. The subject properties shall be screened from the properties to the north and to the west by erection of a six (6) foot high decorative masonry wall, such wall height to be measured from adjacent property. h. There shall be a ten (10) foot wide irrigated plant- ing area provided adjacent to the full length of the wall and the plant materials chosen shall be of such size and nature as to provide additional screening and buffering above the six (6) foot high wall. i. All lighting of subject property and buildings thereof shall be directed away from adjacent residential property. j. Twelve (12) feet shall be dedicated for street widening. k. New curb, gutter and sidewalk 3hall be constructed in proper location for the widened street and City shall install pave- ment. -2- 3597 , . 1. Street lights shall be installed along full length of property per Department of Public Works Standards. m. Prior to or concurrent with the erection of any struc- tures on the property the applicable dedications shall be improved, including street lights. n. Signs shall be located as specified in Zone C-2. The total area of signs shall not exceed one square foot for each lineal foot of building frontage on the street. There shall be no blinking lights or movings parts on any sign, nor shall there by any roof signs. o. Preliminary plans shall be submitted to the Planning Commission for approval as to plot plan layout, architectural treat- ment, wall treatment, landscaping and signs. p. Prior to the issuance of a building permit, a complete set of working drawings shall be submitted to and approved by the Planning Department and Department of Building and Safety. q. The Planning Commission or the City Council may modify any of the foregoing conditions if such modification will not ad- versely affect property or improvements in the vicinity and if such modification will equally accomplish substantially the same results as will the adherence to the foregoing conditions. SECTION 3. The City Clerk shall certify to the adoption of this resolution.
