RESOLUTION NO. 3405
A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ARCADIA, CALIFORNIA,
DETERMINING AND ESTABLISHING
REGULATIONS APPLICABLE TO THE REAL
PROPERTY LOCATED AT 645.THROUGH 671
NAOMI AVENUE IN SAID CITY CLASSIFIED
AND ESTABLISHED IN ZONE "D" (ARCHITECTURAL
OVERLAY) .
THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA,
DOES DETERMINE AND RESOLVE AS FOLLOWS:
SECTION 1. That pursuant to the City's Zoning Ordi-
n~e, proceedings were heretofore duly and regularly instituted,
and public hearings duly held by,and before the City Planning Com-
mission and the City Council of the City of Arcadia, as a result
of which said City Council determined that the following described
property in the City of Arcadia, County of Los Angeles, State of
California, to wit:
Lots 5 to lO, inclusive, Tract No. 4611, as shown
on map recorded in Book 51, page 82, of Maps,
records of said County,
should be established in Zone C-3 and a1so,in Zone D (Architectural
ONerlay), such zoning classification to become effective upon the
completion or performance of certain specified conditions.
SECTION 2. That for the protection of residential prop-
erties in the vicinity, the following restrictions should be and
the same are hereby imposed upon the above-described property, pur-
suant to Division 2 of Part 7 of Chapter 2 of Article IX of the
Arcadia Municipal Code, to wit:
a. That no building shall be erected or maintained on
the southerly 27 feet of Lots 5 to 10, inclusive. That at least 9
feet of the southerly 15 feet of that portion of each of said lots
remaining after dedication of the southerly 12 feet for street pur-
poses shall be suitably landscaped and maintained.

b. That signs shall be limited to one square foot of
area for each foot of building frontage, all signs to be
mounted flat against the building and no flashing or roof signs
to be allowed.
c. That all lighting of the above-described areas
and the buildings thereon shall be directed away from adjoining
residential property.
d. That all plans shall be submitted to the Planning
Commission for approval as to plot plan, architectural treat-
ment, walls, landscaping and signs before issuance of a bui1d-
ing permit.
e. That said Lots 5 to 10, inclusive, shall be de-
ve10ped contemporaneously as a unit and as one building site.
d. That the Planning Commission or City Council may
modify any of the foregoing conditions if such modification
will not adversely affect property or improvements in the vi-..
cinity and if such modification will equally accomplish sub-
stantial1y the same results as will the adherence to the
forego.1.ng conditions.
SECTION 3. The City Clerk shall certify to the adop-
tion of this resolution.
I HEREBY CERTIFY that the foregoing resolution was
adopted'at a regular meeting of the Arcadia City Council held
on the 15th day of
