'A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF ARCADIA, CALIFORNIA"
DETERMINING AND ESTABLISHING
REGULATIONS APPLICABLE TO THE REAL'
PROPERTY LOCATED AT 525, 529, 601,
603, 615, 621 AND 625 LAS TUNAS
DRIVE IN SAID CITY UPON ITS
CLASSIFICATION IN ZONE D
(ARCHITECTURAL OVERLAY).
THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA,
DOES DETERMINE AND RESOLVE AS FOLLOWS:
SECTION 1. That pursuant to the Zoning Ordinance of the
City of Arcadia, proceedings were duly instituted and public hear-
ings duly held by and before the City Planning Commission and the
City Council of, the City of Arcadia, as a result of which said
City Council determined that property in the City of Arcadia, County
of Los Angeles, State of California, described as follows:
Lots 18, 19, 20, 21 and 22, and the West 50
feet of Lot 17, Tract No. 6641, as shown on
map recorded in Book 126, page 67, of Maps,
Records of said County,
should be classified and established in Zone C-2 and has 'further
determined that the above described property be concurrently es-
tablished in Zone D (Architectural Overlay) in addition to the
aforesaid basic zoning; that property in the City of Arcadia, County
of Los Angeles, State of California, described as follows:
The easterly 25 feet of Lot 17 and the westerly
25 feet of Lot 16, of said Tract No. 6641,
should be classified and established in Zones P and D (Architectural
Overlay) in addition to the basic R-l zoning.
SECTION 2. That for the protection of residential prop-
erties in the vicinity, for the integration of subject property with
the uses in effect or permissible in the area, and to promote the

full and proper utilization of the aforesaid property, the following
restrictions should be and the same hereby are imposed upon the
above de~cribed property, pursuant to Division 2 of Part 7 of Chap-
ter 2 of Article IX of the Arcadia Municipal Code, to wit:
a. Every exterior sign shall pertain only to a use con-
ducted within the building.
b. All flood lighting shall be directed away from resi-
dential properties.
c. No ground signs on the property hereinbefore described
shall exceed 35 feet in height above the ground nor cOlltain'lany
blinking lights or moving parts.
d. Towers, chimneys, spires, gables, roof structures,
flag poles, radio or television masts shall not exceed a height of
20 f,eet above the roof of the main portion of the building.
e. All parking areas shall be improved and walled as
required by the Arcadia Municipal Code, and shall be subject to
the approval of the Director of Public Works.
f. The plan for the disposal of all surface drainage
water shall be subject to the approval of the Director of Public
Works.
g. Concurrent with the construction of any commercial
building on Lot 21, Tract No. 6641, a concrete block wall shall
be constructed along the north line of said lot. The wall shall
be 4 feet high from the new front lot line easterly for a distance
of 25 feet and 6 feet high for the balance of its length, provided,
however, that such wall shall not be required during such time as
Lot 2 is improved and used as a public parking area.
h. No sign shall be placed on the north wall of any com-
mercial building except identification signs not to exce'ed 3 square
feet in area at any rear doors of the shops.

i. All permanent and temporary storage of wares and mer-
chandise, and crates, bottles, trash, garbage and refuse shall be
within the buildings.
j. All air conditioning equipment shall be within the
buildings.
k. The Planning Commission or City Council may modify
any of the foregoing conditions if such modification will not ad-
versely affect property or improvements in the vicinity and if such
modification will equally accomplish substantially the same results
as will adherence to the foregoing 'conditions.
SECTION 3. The City Clerk shall certify to the adoption
of this Resolution.
I HEREBY CERTIFY that the foregoing Resolution was adopted
at a regular meeting of the City Council of the City of Arcadia held
on the 2nd
day of January , 1962, by the affirmative vote of at
least three Councilmen, to wit:
AYES: Councilmen Butterworth, Phillips and Reibold
NOES: Councilman Balser
ABSENT: Councilman Camphouse
