RESOLUTION NO. 3458
A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF ARCADIA, CALIFORNIA,
DETERMINING AND ESTABLISHING
REGULATIONS APPLICABLE TO REAL
PROPERTY ON NAOMI AVENUE EAST OF
BALDWIN AVENUE IN SAID CITY UPON
ITS CLASSIFICATION AND ESTABLISHMENT
IN ZONE D (ARCHITECTURAL OVERLAY).
THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA,
DOES DETERMINE AND RESOLVE AS FOLLOWS:
SECTION 1. That pursuant to the City's Zoning Ordinance,
proceedings were heretofore duly and regularly instituted, and
public hearings duly held by and before the City Planning Commis-
sion and the City Council of the City of Arcadia, as a result of
which said City Council determined that the following described
property in the City of Arcadia, County of Los Angeles, State of
California, to wit:
Lots ,11 to 14, inclusive; Lots 18 to 27,
incluSive; and the westerly 9 feet of Lot 17,
Tract No. 4611, as shown on map recorded in
Book 51 of Maps, page 82, in the office of
the Recorder of said County,
should be established in Zone C-3 and also in Zone D (Architectural
Overlay), such zoning classification to become effective upon the
completion or performance of certain specified conditions.
SECTION 2. That for the protection of residential prop-
erties in the vicinity, the following restrictions should be and
the same are hereby imposed upon the above-described property,

pursuant to Division 2 of Part 7 of Chapter 2 of Article IX of the
Arcadia Municipal Code, to wit:,
a. That Lots 11 through 14 of said Tract No. 4611 shall
be developed contemporaneously as a unit and as one building site.

b. That Lots 18 through 27 and the west 9 feet of Lot 17
of said Tract No. 4611 shall be developed contemporaneously as a
unit and as one building site.
c. That a concrete block wall six (6) feet in height be
constructed along the east line of the alley east of each such
building site, and along the south line of the alley south of the
ten lot building site, the height thereof to be reduced at the
locations where a lower height is required by other provisions of
the Arcadia Municipal Code.
d. That no building shall be erected or mainta~ned on
the front 15 feet of the property remaining after the required
dedication for the widening of Naomi Avenue. At least nine (9)
feet of the aforesaid 15 feet,~hall be suitably landscaped and
maintained.
e. That prior to or concurrent with the erection of any
commercial structures, the applicable dedications shall be improved
for street, alley and drainage purposes in accordance with city
standards.
f. That no sign shall exceed one (1) square foot of
area for each foot of building frontage. All signs shall be mounted
flat against the building. No flashing or roof signs shall be
allowed.
g. That all lighting of the subject property and the
buildings thereof shall be directed away from adjacent residen-
tial property.
h. That all plans shall be submitted to the Planning
Commission for approval as to plot plan, architectural treatment,
walls, landscaping and signs, before issuance ofa building permit.
i. That the Planning Commission or the City Council may
modify any of the foregoing conditions if such modification will

not adversely affect property or improvements in the vicinity and
if such modification will equally accomplish substantially the same
results as will the adherence to the foregoing conditions.
SECTION 3. The City Clerk shall certify to the adoption
of this resolution.
I HEREBY CERTIFY that the foregoing resolution was adopted
at a regular meeting of the City Council of the City of Arcadia held
on the 20th day of February , 1962, by the affirmative vote of at
least three Councilmen, to wit:
