RESOLUTION NO. 3482
A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF ARCADIA, CALIFORNIA,
DENYING A REQUESTED 'VARIANCE TO ALLOW
A THIRD HOUSE ON THE LOT AT 734-738
WEST LONGDEN AVENUE IN SAID CITY.
THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA,
DOES HEREBY DETERMINE AND RESOLVE AS FOLLOWS:
SECTION 1. That there was filed with the City Planning
Commission on February 8, 1962, the application of John T. Waterhouse
and Nadine O. Waterhouse, as owners, for a zone variance to build
a third house on property located at 734-738 West Longden Avenue
in the City of Arcadia, County of,Los Angeles, State of California,
described as follows:
The easterly 70 feet of the westerly 180 feet
of Lot 1, Block "0", Santa Anita Land Company's
Tract, as shown on map recorded in Book 6,
page 137, of Maps, Records of said County.
That after due notice as required by the Zoning Ordinance of said
City, as amended, a public hearing was duly held on the matter by
and before said City Planning Commission on February 27; 1962, at
which time all interested persons were given a full opportunity
to be heard and to present evidence. That on March 13, 1962, said
City Planning Commission adopted its certain Resolution No. 441
wherein and whereby it recommended the denial of the requested
variance.
SECTION 2. That there was but one protest to the grant-
ing of the zone variance. That subJect property is developed with
a residence and two car garage on the front portion with another
residence and garage with a separate driveway located midway back
on the lot. That the lot is zoned R-l and has a frontage of 70
feet, a depth of 300 feet, and an area of 21,000 square feet. That
this area is a part of Annexation No. 17-A and was originally

developed under County standards. That although it is possible
to place the third house on subject property, there are other
,
large properties in the immediate vicinity, and elsewhere through-
out the City that do not enjoy the extra dwelling privileges.
SECTION 3. That it has not been shown that there are
exceptional or extraordinary circumstances applicable to subject
property or to the intended use thereof that do not apply gener-
ally to the property or class of use in the same zone or vicinity,
or that the variance is necessary for the preservation of any
property right of the applicant possessed by other property in
the same zone or vicinity. That the granting of the requested
variance from the zoning requirements would constitute poor plan-
ning practice and would adversely affect the comprehensive general
plan.
SECTION 4. That for the foregoing reasons the request
for a variance to allow a third house on the lot at 734-738 West
Longden Avenue in the City of Arcadia is hereby denied.
SECTION 5. The City Clerk shall certify to the adoption
of this resolution.
I HEREBY CERTIFY that the foregoing resolution was
adopted at a regular meeting of the City Council of the City of
Arcadia held on the 3rd day of
