RESOLUTION NO. 3497 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, GRANTING A ZONE VARIANCE UPON CERTAIN CONDITIONS FOR THE USE OF THE EXISTING BUILDING AT 110 LA PORTE STREET FOR LIGHT MANUFACTURING AND ASSEMBLY. THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DOES DETERMINE AND RESOLVE AS FOLLOWS: SECTION 1. That there was filed with the City Planning Commission on May 21, 1962, the application of William B. Ward et aI, as owners, for a zone variance to permit the existing building to be used for light manufacturing of missile and air craft components in Zone C-2 upon the following described property located at 110 La Porte Street in the City of Arcadia, County of Los Angeles, State of California, to wit: The rear 50 feet of Lot 36, Block 81, Santa Anita Tract, as shown on map recorded in Book 15, page 89, Miscellaneous Records of said County. That after notice as required by the Zoning Ordinance of said City, a publiC hearing was duly held on said matter by and before said Commission on June 12, 1962, at which time all interested persons were given a full opportunity to be heard and to present evidence. That at the conclusion of said hearing said City Planning Commission adopted its certain Resolution No. 452, wherein and whereby it recom- mended the granting of the requested variance upon certain specified conditions. SECTION 2. That there were no protests to the granting of the variance. That subject property is a lot 50 feet by 145 feet, presently zoned C-2. That the lot is developed with two bui1d- ings, one of which is frame and used as an auto repair shop. That the second building for which the variance is requested is of cement -1- 3497 - . . ~ .. block and is occupied by an instrument repair firm that is basically a one-man operation. That such use is more desirable than the for- mer use as an automobile repair shop which is permissible in Zone C-2. That subject property lies between the Santa Fe main-line rail- road and the Foothill Freeway soon to be constructed, and within the area under study for a light manufacturing zone. That the foregoing constitute exceptional circumstances applicable to the property in- volved that do not apply generally to the property in the same zone. That the granting of the requested variance will not be materially detrimental to the property or class of use in the same zone or vi- cinity. That subject property is in a transitional area, and the temporary use of the limited purpose structure for reasonable pur- poses available is necessary for the preservation and enjoyment of a substantial property right of applicant possessed by other prop- erty in the same zone and vicinity. That the granting of the re- quested variance will not adversely affect the comprehensive gen- eral plan. SECTION 3. That for the foregoing reasons, a variance is hereby granted to permit the use of the above-described prop- erty for light manufacturing and assembly upon the following con- ditions: a. That the west 10 feet of Lot 36, Santa Anita Tract, be dedicated for street purposes to become a part of First Avenue. b. That the variance be limited to a period of two (2) years from and after the date of approval thereof by the City Coun- cil; provided, however, that upon written application made prior to such expiration, the City Planning Commission may recommend and the City Council may grant an extension thereof without the neces- sity of further hearings or notice. -2- 3497 . . '!' ... SECTION 4. The City Clerk shall certify to the adoption of this resolution.
