RESOLUTION NO. 3315
A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ARCADIA, CALIFORNIA, GRANTING A
VARIANCE FOR LIMITED COMMERCIAL PURPOSES
ON SPECIFIED CONDITIONS FOR THE PROPERTY
LOCATED AT THE SOUTIDIEST CORNER OF BALDWIN
AVENUE AND CAMINO REAL IN SAID CITY.
WHEREAS, the annexation to the City of Arcadia of terri-
tory designated as "West Arcadia Annexation No. 14" was completed
on December 20, 1955. and,
WHEREAS, under the provisions of Ordinance No. 760 of the
City of Arcadia in effect at the time of said annexation, all prop-
erty annexed to the City and not otherwise classified concurrently
with its annexation was classified and placed in Zone R-l; and,
WHEREAS, there have been numerous requests at various times
for the reclassification of various portions of aforesaid West
Arcadia Annexation No. 14; and,
WHEREAS, proceedings were duly instituted, hearings duly
held after notice as required by law, and certain determinations made
by Ordinance No. 954, adopted April 3, 1956, concerning those por-
tions of said West Arcadia Annexation No. 14 hereinafter described;
and,
WHEREAS, the conditions set forth in said Ordinance No. 954
have never been fulfilled and an unreasonable time has elapsed since
the determinations were made and the conditions specified by said
Ordinance No. 954; and,
WHEREAS, proceedings were duly instituted by the City Plan-
ning Commission on its own motion for the purpose of considering and
making recommendations concerning the proper classification of the
properties contained within aforesaid West Arcadia Annexation No. 14,
pursuant to which, after due notice, public hearings were held by and
before the City Planning Commission and the City Council;

NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ARCADIA,
CALIFORNIA, DOES HEREBY DETERMINE AS FOLLOWS:
SECTION 1. That most of the property in West Arcadia An-
nexation No. 14 is developed as and used for single family resi-
dences and should remain in the R-l single-family zone. That there
are, however, certain parcels of property whose size, shape or 10-
cation constitute exceptional or extraordinary circumstances and
which cannot be developed without some relief from the present zon-
ing; that the necessary relief can best be afforded by variances
rather than by rezoning the specific pieces of property and vari-
ances therefore are necessary to protect substantial rights of the
property owners. That such variances, if granted under certain con-
ditions, will not be injurious to property or improvements in the
zone or vicinity where the property is located nor will they adversely
affect the comprehensive general plan.
SECTION 2. That for the foregoirig reasons, a variance is
hereby granted to allow the construction of two one-story commercial
buildings and a service station at the southwest corner of Baldwin
Avenue and Camino Real on property in the County of Los Angeles,
State of California, described as follows:
Lot 1, Block G, Santa Anita Land Company's Tract,
as shown on map recorded in Book 6, page 137, of
Maps, records of said county, except the Westerly
396 feet thereof.
That said variance is granted upon the following conditions:
a. That the property be developed in substantial compli~
ance with the plans and plot plans submitted and on file with the
Planning Commission.
b. That the entire parcel be improved and developed as
one bUilding site.
c. That all buildings shall meet the requirements of
Fire Zone No.1.

d~ That twenty (20) feet shall be dedicated for the widen-
ing of Baldwin Avenue.
e. That the final plans for the development of each parcel
shall be subject to the approval of the Planning Commission or City
Council prior to the issuance of a building permit.
f. That except as hereinabove otherwise specifically pro-
vided, all structures erected upon and all use of the above-described
property shall comply with the provisions of Division 3. of Part 6 of
Chapter 2.of Article IX of the Arcadia MUnicipal Code.
SECTION 3; That the City Council may grant minor modifica-
tions, without further public hearings or notice thereof, of the con-
ditions set forth in Section 2 hereof, to the extent necessary to
accomplish the purpose of the variance hereinbefore granted.
SECTION 4. The City Clerk shall certify to the adoption
of this resolution.
I HEREBY CERTIFY that the foregoing resolution was adopted
at a regular meeting of the City Council of the City of Arcadia, held
on the 15th day of November, 1960, by the affirmative vote of at
least three Councilmen" to wit:
