HomeMy WebLinkAbout3318 . . ~' RESOLUTION NO. 3318 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, GRANTING A VARIANCE TO ALLOW THE CONSTRUCTION OF A SECOND DWELLING UNIT ON PROPERTY LOCATED AT 1218 SOUTH SECOND AVENUE IN SAID CITY UPON SPECIFIED CONDITIONS. THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DOES DETERMINE AND RESOLVE AS FOLLOWS: SECTION 1. That there was filed with the City Planning Commission on the 8th day of September, 1960, the application of Albert H. and Edna C. Schoof, as owners, for a zone variance to per- mit the construction and use of a second dwelling on the front portion of the lot at 1218 South Second Avenue in the City of Arcadia, County of Los Angeles, State of California, described as follows: The South 60 feet of the North 226.25 feet of the West 285.92 feet of Lot 30, Tract No. 808, as shown on map recorded in Book 16, pages 82 and 83, of Maps, records of said County. That after notice as required by Ordinance No. 760 of said City, as amended, a pub1.ic hearing was duly held on the matter by and before, said City Planning Commission on September 27, 1960, which hearing was duly continued to October ll, 1960, at each of which times all interested persons were given a full opportunity to be heard and to present evidence. That on November 9, 1960, said City Planning Commission adopted its certain Resolution,No. 395, wherein and whereby it recommended the granting of the requested variance. SECTION 2. That there were no protests, either oral or written, to the granting of the variance. That subject property is classified Zone R-l and complies with the requirements of the zoning ordinance for two houses on one lot in such zone except that the -1- 3318 . . ; property contains 1595 square f~et less than the area of 18,750 square feet required for two dwellings in such zone. SECTION 3. That the construction of a new single-family dwelling at the front building line and the conversion of the existing dwelling to a guest house will not be materially detri- mental to the public health or welfare or injurious to the pro- perty or improvements in the zone or vicinity in which the pro- perty is located and will not adversely affect the comprehensive general plan. SECTION 4. That for the foregoing reasons, a variance is hereby granted to permit the construction of a single family dwelling at the front building line of the above described property upon the following conditions: a. That the kitchen facilities in the dwelling now existing upon the property be removed and that such existing dwelling be converted to a guest house. b. That the owners record a covenant that such guest house will not be used as separate living quarters. c. That the westerly 12 feet of the above described property be dedicated for the widen- ing of Second Avenue. SECTION 5. The City Clerk shall certify to the adoption of this resolution. I HEREBY CERTIFY that the foregoing Resolution was adopted at a regular meeting of the City Council of the City of Arcadia, on the 20th day of December , 1960, by the affirmative vote of at least three Councilmen, to wit: AYES: Councilmen Balser, Phillips and Camphouse NOES: - Councilmen Butterworth and Reibold ABSENT: None ~- dlCht' City Clerk of the City of Arcadia -2- 3318 . .
