RESOLUTION NO. 3324
A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF ARCADIA, CALIFORNIA,
DETERMINING AND ESTABLISHING
REGULATIONS APPLICABLE TO CERTAIN
REAL PROPERTY EAST OF PECK ROAD UPON
ITS CLASSIFICATION IN ZONE D
(ARCHITECTURAL OVERLAY).
THE CITY COUNCIL OF THE CITY OF ARC~DIA, CALIFORNIA,
DOES DETERMINE AND RESOLVE AS FOLLOWS:
SECTION 1. That pursuant to the City Zoning Ordinance,
proceedings were duly instituted and public hearings duly held by
and before the City Planning Commission and the City Council of
the City of Arcadia, concurrent with the proceedings for the
annexation to the City of Arcadia of the property hereinafter
described, as a result of which said City Council determined that
thepropertY.iincluded within the territory designated as "Annexa-
tion No. 20, Southeast Arcadia (Uninhabited)", to wit: All the
property in the County of Los Angeles, State of California,
bounded and described as follows:

TO THE CITY OF ARCADIA
Beginning at a point in the boundary of the City of Ar-
cadia, as same existed on July 1, 1960, (along the northwesterly
line of Peck Road), said point being the point of intersection of
said boundary with the northwesterly prolongation of the north-
easterly line of Dearborn Street, 50 feet wide as shown on map of
Chicago Park, recorded in Book 30, page 100 of Miscellaneous Rec-
ords, in the office of the Los Angeles County Recorder; thence
southwesterly 975.40 feet more or less, along said boundary and
northwesterly line of Peck Road to a point of intersection with
the northwesterly prolongation of the southwesterly line of vacated
Randolph Street, 25 feet wide, said southwesterly line being along
the northeasterly lines of Lots 1 and 7 of the Coffin and Armstrong
Tract as per map recorded in Book 2, page 39 of Maps in the office
of the Los Angeles County Recorder; thence southeasterly along the
last mentioned prolongation and southwesterly line to the north-
westerly line of Cogswell Road, 50 feet wide, as per map of Tract
No. 13286 recorded in Book 268, pages .29 to 32 of Maps in the office
of the Los Angeles County Recorder; thence northeasterly along the
northwesterly line of said Cogswell Road to a point of intersect+on
with the southwesterly line of Clark Street, 50 feet wide as shown
on said map of Chicago Park; thence southeasterly along the south-
westerly line of said Clark Street to a point of intersection with
the existing boundary of said City of Arcadia; thence northeasterly
and northwesterly along said boundary to the point of beginning.

should be classified and established in Zone M-l and has further
determined that the above described property be concurrently es-
tablished in Zone.D (Architectural Overlay) in addition to the
aforesaid basic zoning.
SECTION 3. That for the protection of residential prop-
erties in the vicinity, for the integration of subject property
with the uses in effect or permissible in the area, and to promote
the full and proper utilization of the aforesaid property, the
following restrictions shoulq be and concurrent with the annexation
thereof to the City of Arcadia the same hereby are imposed upon all
and every parcel of the above described property, pursuant to Divi-
sion 2 of Part 7 of Chapter 2 of Article IX of the Arcadia Munici-
pal Code, to wit:
a. That those portions of t~e above described property
within fifty feet of the center line of Peck Road be dedicated for
public street purposes.
b. That five feet on each side of Clark Street be dedi-
cated for street purposes.
c. That all buildings be set back ten feet from the
front property lines as they exist after any street dedication
herein required has been made.
d. That the setback area of the properties abutting
Peck Road shall be landscaped in a manner approved by the City
Planning Commission and shall thereafter be maintained in such
condition.
e. That all buildings shall be of tilt-up concrete,
concrete block or equivalent masonry construction and shall comply
with the requirements of Fire Zone No.3.,
f. That doors and windows on the street side of a build-
ing, except doors and windows used exclusively for light and ven-
tilation, and opening directly into rooms used exclusively,for

business offices, shall not comprise more than ten percent (lO%)
of the area of the street side of the building. No rooms on the
street side of any building shall be used for storage, display or
manufacturing purposes if more than ten percent (10%) of the area
of the street side of the building consists of d~vrs and windows.
No door for transporting materials or equipment into or out of the
building may face Peck Road unless set back from the front property
l~ne 40 feet or more.
g. That as to all properties abutting a dedicated public
street all parking areas for commercial and industrial vehicles and
equipment shall be paved and shall be located to the rear or side
of the buildings. That parking of employee and customer vehicles
will be permitted in front of said building.
h. All materials and equipment stored outside a building
shall be stored at the side or rear of the main building and shall
be enclosed by at least a six-foot high masonry wall, and no mate-
rials stored outside shall project above the enclosed masonry wall.
i. That any work areas outside the building shall be
located in the rear of said building, or at the side, and shall be
enclosed with at least a six-foot masonry wall.
j. That the Planning Commission and the City Council
shall retain authority, without the necessity. of further proceed-
ings, to make minor modifications in any of the foregoing regulations,
if such modifications are necessary and desirable and will accom-
plish substantially the same results as will the strict adherence
to the regulations hereinabove set forth.
SECTION 4. The City Clerk shall certify to the adoption
of this resolution.
I HEREBY CERTIFY that the foregoing Resolution was adopted
at a regular meetinp, of the City Council of the City of Arcadia,
