RESOLUTION NO. 3269
A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF ARCADIA, CALIFORNIA,
GRANTING A VARIANCE TO PERMIT THE
STORAGE OF NEW AUTOMOBILES ON
PROPERTY LOCATED AT 151 ALTA STREET
IN SAID CITY.
THE CITY COUNCIL OF THE CITY OF ARCADIA, CALIFORNIA, DOES
HEREBY DETERMINE AND RESOLVE AS FOLLOWS:
SECTION 1, That there was filed with the City Planning
Commission on March 10, 1960, the application of William A. and
Lulu E. Behrens, as owners, signed by William A. Behrens, for a
zone variance to allow the storage of new automobiles upon the fol-
lowing described property located at 151 Alta Street in the City of
Arcadia, County of Los Angeles, State of California, to wit:
Lot 13, Block 72, Santa Anita Tract, as shown
on map recorded in Book 15, pages 89 and 90,
of Miscellaneous Records of said County.
That after notice as required by Ordinance No. 760 of the City of
Arcadia, as amended, a public hearing was duly held by and before
said Commission on April 12, 1960, which hearing was duly continued
to April 26, 1960 and still further continued to May 10, 1960, at
each of which times all interested persons were given a full oppor-
tunity to be heard and to present evidence. That on May 24, 1960
said Commission adopted its certain Resolution No. 376 wherein and
whereby it recommended the granting of the variance upon specified
conditions.
SECTION 2. That although there were many who protested
in writing and several who spoke against the granting of the re-
quested variance, there were also many who signed a petition and
several who spoke favoring it.
SECTION 3. That subject property is zoned PR-3 and in
addition to multiple-family uses, it may be used for open-air park-
ing of automobiles. That the proposed use is therefore not entirely

incompatible with the uses permitted in Zone PR-3. That tne grant-
ing of the requested variance upon the conditions hereinafter speci-
fied will not be materially detrimental to the public health or
welfare or injurious to the property or improvements in the same
zone or vicinity in which the propePty is located. That such vari-
ance is necessary for the preservation and enjoyment of substantial
property rights of the applicant possessed by other propePty in the
same zone and general vicinity in that such other propepties may
be used for the parking of automobiles to meet business needs, and
applicant needs parking space for his own new automobiles pending
their sale. That the requested variance will not be inconsistent
with good planning practice nor with the present or prospective
development of the neighborhood in which the property is located.
SECTION 4. That for the foregoing reasons a variance is
hereby granted to permit the storage of new automobiles upon the
above described property upon the following conditions:
a. That the existing buildings shall be removed from
the lot.
b. That a 4-foot high ornamental concrete block wall
shall be constructed across the lot located 5 feet north of the
south property line.
c. That the south 5 feet of subject property and the
abutting parkway on Alta Street shall be landscaped and maintained.
d. That a new curb shall be constructed on Alta Street
at the present driveway.
e. That a 4-foot ornamental block wall shall be con-
structed along the east and west lines of the lot from the front
wall to the 30-foot setback line, then a 6-foot ornamental block
wall to the rear line of the lot. That the design of the orna-
mental block wall and the type of landscaping shall be approved
by the Modification Committee.
f. That the lot shall be paved and the drainage con-
ducted to the alley or street.

g. That all floodlighting shall be directed away from
residential property.
SECTION 5. That the violation of anyone or more of the
above conditions shall constitute a violation of Ordinance No. 760
of the City of Arcadia and shall constitute grounds for the modi-
fication or revocation of the variance hereby granted.
SECTION 6. The City Clerk shall certify to the adoption
of this resolution.
I HEREBY CERTIFY that the foregoing resolution was adopted
at a regular meeting of the City Council of the City of Arcadia, held
on the 21st day of June
, 1960, by the affirmative vote of
at least three Councilmen, to wit:
