THIS DEED, made this fifteenth day Of Maroh. 1930. between ANITA M.
BALDWIN of Santa Anita, Los Angeles County. California, grantor,
and the City of Aroadia. a munioipal oorporation, grantee,

The grantor. without any consideration but upon and subject
to the conditions hereinafter speoified and not otherwise. does
hereby grant to the grantee thato certain paroeln of land situate
in the City of Aroadia. County of Los Angeles. State of California,
which are bounded and particularly described as follows:
THE NORTHERLY FIFTEEN, (15) FEET OF LOTS 2. 3. 5. 6.
(8, 10. 11, 12, 13, l4~ 15 AND 16, OF LOS ROBLES DE
SANTA ANITA TRACT. AS PER MAP BOOK 33 PAGE 20
- RECORDS OF SAID COUNTY. FOR PUBLIC ill HIGHV/AY:' PURPOSES.

subjeot to all taxes whioh may be levied on or assessed upon said
land or any part thereof or become a lien thereon or any part
thereof, after the date of this deed, and all taxes. State, County
and Munioipal, for the fisoal year July 1, 1930 to June 30, 1931.
The grantee shall hold the above desoribed paroel:' of land
upon the oonditions hereinafter speoified and upon breaoh of any
of the conditions by the grantee the interest herein conveyed to
the grantee in said paroel~, shall immediately oease and terminate
and title to said paroelG shall immediately revert to and revest
in the grantor.
Said oonditions are as follows:
(1) Within two years from the date of this deed the
grantee shall oommenoe and within six months thereafter oomplete
the grading and paving between Sierra Madre Avenue and Santa Anita
Avenue in the City of Aroadia of a fiftytsiX (56) foot highway ~d
curbs, being twenty-eight (28) feet on each side of the oenter line
,
of Foothill Boulevard as the same now exists ~d as it will be
widened by the aoquisition of the land hereby oonveyed and by the
acquisition of land of similar or greater width from all other
owners of property abutting upon said Foothill Boulevard within the
oorporate limits of the grantee, said highway and the paved portion
thereof to follow the route speoified and be oonsUucted in

with plans and speci~ications of the State Highway Department o~
the State of California already adopted for the improvement of said
Foothill Boulevard.
(2) If at any time within ten years ~rom the date of this

deed any part or said Foothill Boulevard other than the ~ifty-six
(56) foot portion thereof. whic~ according to present plans o~ said
State Highway Department it is proposed to grade and pave. shall be
graded and/or paved. neither the grantor nor any of her property
abutting upon Foothill Boulevard or otherwise shall be charged with
or held liable for any part o~ the cost of grading and/or paving
said portion of said Foothill Boulevard.
(3) -
The grading and/or impr~vement and/or other work
connected with the construction of said highway on the parcels above
described shall be done pursuant to and in accordance with the
provisions of an Act of the Legislature of the State of California
approved April 7, 1911 commonly called the J1Improvem~nt Act of 1911",
and of all Acts amendatory thereof or supplementary thereto. and the
cost of said grading and/or imprcrvement and/or ot~er work connected
with the construction of said highway on the parcels above described
shall be chargeable against the property of the grantor abutting
upon said Foothill Boulevard as widened and shall be assessed upon
and against the specific lots into which the land of the grantor

abutting upon said Foothill Boulevard as widened shall be subdivided
at the time of the levy of such assessment.
(4) In the event that it shall be necessary to remove or
relocate any trees, fences or other improvements from the land
hereby conveyed to the grantee in or~er to complete the improvement
of said Foothill Boulevard hereinbefore described. the expense
incurred in making such removals or relocations or any ani all of
them shall be borne primarily by the grantee and included in the
cost of the project, and the land of the grantor shall be assessed
therefor in the same manner as the land of other owners of land
within the assessment district and not fUrther or otherwise.

Upon the oompletion of the improvement of , the above described
highway as hereinabove described in oonformity with the conditions
hereinabove specified. all of said conditions shall be and become

absolutely null and void and title to the land hereby oonveyed shall
vest in the grantee. free and clear of all of said conditions and
the grantor. upon the request of the grantee, shall exeoute suoh
deed or other instrument as may be necessary or proper" to
relinquish any right, title and/or interest that may be reserved to
or retained by her in or to the land hereby oonveyed by virtue of
said conditions.
