the East 206 feet of Lot 1 in Block "H" of Santa Anita Land
Company's Tract, in said City of Arcadia, as per m,~p recorded
in Book 6, Page 137 of Maps, in the office of the County Recorder
of said County.
Except therefrom the Easterly 12 feet as conveyed to the City of
Arcadia, in deed recorded June 12, 1968, as Instrument No, 224,
to be known as Baldwin Avenue,
Parcel 2:
The South 55 feet of the North 200 feet of the East 206 feet of
Lot 1, ln Block "H" of Santa Anita Land Company's Tract, in
said City of Arcadia, as per map recorded in Book 6, Page 137
of Maps, in the office of the County Recorder of said County.
Except therefrom the Easterly 12 feet as conveyed, to the City
of Arcadia, in deed recorded June 12, 1968, as Instrument
No, 224, to be known as Baldwin Avenue.

For Valuable Consideration, including the approval by the City of Arcadia of the
final map of Tract No, 32334, said Declarants hereby covenant and ag~ee for
themselves, their heirs, successors, and assigns;
l) That if said Parcell is conveyed separately, and prior
to conveyance of said Parcel 2, to grant to recipient of
said conveyance of Parcell an easement for installation
and maintenance of water lines and appurtenant facilities
over the Westerly 5,00 feet of said Parcel 2.

3) That upon completion of construction of improvements
in Lot 8 of said Tract No, 32334, said Lot 8 being a
Trust Lot 1. 00 feet in width lying adjacent Southerly to the
Southerly line of said Parcel 2, said improvements to
include a 6' "Grapestake" fence, to maintain said fence,
other improvements, and said Lot 8.
This covenant shall inure to the benefit of and be enforceable by the City of
Arcadia and may be released only by said City
