CERTIFICATE OF ACCEPTANCE
This is to certify that the interest in real property conveyed or transferred
to the City of Arcadia, 'a Municipal Corporation, by the deed, grant, conveyance
or instrument dated March 28, 1979. , from or executed
by Bernard 0' Conner, Frank Ferrante , is hereby accepted
,by the City of Arcadia by .the order or authorization of the City Council of the
City of Arcadia. contained in'Resolution No. 2963, adopted January 21, 1958, and
recorded in the office of the Recorder of Los Angeles County on January 29, 1958,
as instrument No. 3069 in Book 56448, Page 264, Official Records of Los Angeles

AND TO HOLD PROPERTY AS ONE PARCEL

California non-profit corporation, (hereinafter referred to as
the "Covenator"), owner of the land particularly described'
property in the City of Arcadia, County of Los Angeles, State
of California:
PARCEL A CONSISTING OF:
Lot 6 of C.B. Clapp's Subdivision of Lot 14 in Block
89 of Santa Anita Rancho in the City of Arcadia, as
per map recorded in Book 31, Page 30 of Miscellaneous
Records, in the office of the County Recorder of said
County,
EXCEPT the West 56.75 feet of the North 162 feet of
said lot.
ALSO, EXCEPT the Northerly 25 feet of said lot as
deeded to the City of Arcadia, by deed recorded in
Book 10963, Page 219 of Official Records, in the
office of the County Recorder of sa'id County.
PARCEL 2:
The Westerly 56.75 feet of the Northerly 162 feet of
Lot 6, of C.B. Clapp's Subdividionof Lot 14, Block 89
of Santa Anita Rancho, in the City of Arcadia, as per
map recorded in Book 31, Page 30 of the Miscellaneous
Records, in the office of the County Recorder of said
County.
EXCEPT the Northerly 25 feet thereof deeded to the City
of Arcadia in Book 10963, Page 219, Official Records
for highway purposes.

division of I,ot 14, in Block 89, Township 1 North, Range
11 West of Santa Anita Rancho, in the City of Arcadia,
as per map recorded in Book 31, Page 30 of Miscellaneous
Records, in the office of .the County Recorder of said

all of which land aforedescribed as Parcels A and B is hereinafter
referred to collectively as the "Affected Land", hereby agree and
covenant with the City of Arcadia, a Municipal Corporation (herein-
aftpr referred to as the "Covenantee") on behalf of and for the
. benefit of the Covenantee I s land, which is the public street and
r ight,-of-way adjacent and contiguous to the Affected Land, and on
behalf of and for the benefit of the "Benefited Land" which

consists of and includes all the public and private land located

within 500 feet of the Affected Land as follows:
1, The Affected Land shall be held as one par.cel and no
portion thereof shall be voluntarily or involuntarily
sold, conveyed or assigned separately or legally divided
until released in writing by the City of Arcadia. Any
attempt to sell, conveyor assign less than the entire
parcel shall be nullity and of'no effect and the
Covenantee is hereby authorized to bring an action in a
competent court to set aside and have declared null and
void such attempted sale, conveyance or assignment. In
the event of such legal actions Convenantor or its
successors or assigns shall be liable for the reasonable
attorneys' fees of Covenantee.
2. This Covenant and Agreement is for the benefit of the land
of the Covenantee and its heirs, successors and assigns
and is for the benefit of all the Benefitted Land and
the heirs, successors and assigns of the owners of the
Benefitted Land. and this Covenant and Agreement shall run
with the land and shall be binding upon the heirs,
successors and assigns of the Covenantor.
3. That Parcel B described herein before shall be used and
maintained exclusively for additional off-street parking
for the benefit of Parcel A described hereinbefore and
for the benefit of the users of any building or any
area located on Parcel A.

4. The City of Arcadia in its capacity as
Covenantee and in its capacity as the legal
represenative of the residents of the City of
Arcadia and more particularly as the legal
representative of all the owners of the Benefited
Land is hereby authorized to enforee'the ',p;ro-::
visions of this Covenant and Agreement.
5. If any section, subsection, sentence, clause,
phrase or portion of this Covenant and Agreement
is for any reason held to be invalid or unconsti-,'
tutional by the decision of any court of competent
jurisdiction, such decisions shall not affect
the validity of the remaining portions of this
Covenant and Agreement.
