The undersigned hereby certify that we are the owners of real
property located in the City of Arcadia, state of California
that is legally described as follows:
Lot 1 - 4 West Foothill Boulevard
Those portions of Parcels 1 and 2 of Parcel Map No. 1366, in the
city of Arcadia, in the County of Los Angeles, state of
California, as per Map as recorded in Book 23, Page 5 of Parcel
Maps, Records of Los Angeles County:
Beginning at the intersection of a parallel line that is
distant northerly 106.50 feet, measured at right angles from the
centerline of Floral Avenue, 60.00 feet wide, as shown on said
Parcel Map, with the easterly line of said Parcels 1 and 2, said
point also being in the westerly line of Santa Anita Avenue, 100
feet wide, as shown on said map; thence south 89 degrees 05' 00"
west along said parallel line 218.66 feet to a point in the
westerly line of said Parcel 2, said line also being the easterly
line of Tindalo Road, 60 feet wide, as shown on said Map; thence
north 01 degree 18' 50" west along last said westerly line, a
distance of 121.98 feet to the beginning of a tangent curve
concave southeasterly having a radius of 20.00 feet; thence
northeasterly along said curve through a central angle of 90
degrees 00' 00" an arc distance of 31.42 feet to its point of
tangency in the northerly line of said Parcels 1 and 2, said
line also being 50.00 feet southerly of, as measured at right
angles to, the centerline of Foothill Boulevard as shown on said
Map; thence north 88 degrees 41' 10" east along said northerly
line 179.51 feet to the beginning of a tangent curve concave
southwesterly having a radius of 20.00 feet; thence south-
easterly along said curve through a central angle of 90 degrees

We hereby agree and covenant with the City of Arcadia that
driveway on Lot 1 described as follows:
Beginning at the intersection of a parallel line that is distant
northerly 106.50 feet, measured at right angles from the center-
line of Floral Avenue, 60.00 feet, as shown on said Parcel Map,
with the easterly line of said Parcels 1 and 2; thence south 89
degrees 05' 00" west, along said parallel line, 25.21 feet to a
point; thence north 51 degrees 21' 20" east 31.87 feet to a
point in the easterly line of said Parcell, distant north 00
degree 55' 00" west, therein, 19.50 feet from the point of
beginning; thence south 00 degree 55' 00" east, along said
easterly line, 19.50 feet to the point of beginning.
And driveway on Lot 2 described as follows:
Beginning at the intersection of a parallel line that is distant
northerly 106.50 feet, measured at right angles from the
centerline of Floral Avenue, 60.00 feet, as shown on said Parcel
Map, with the easterly line of said Parcels 1 and 2; thence
south 89 degrees 05' 00" west, along above said parallel line,
25.21 feet, thence south 51 degrees 21' 20" west 6.06 feet;
thence south 64 degrees 40' 11" east 33.45 feet to a point in
the easterly line of said land distant south 00 degree 55' 00"
east, thereon, 18.50 feet from the point of beginning; thence
north 00 degree 05' 00" west, along said easterly line, 18.50
feet to the point of beginning.
Of the above legally described real property shall be held in
common by the undersigned owners.
This covenant and agreement is executed for the purpose of: To
hold driveway between Parcels 1 and 2 in common for use by
owners and tenants of the real property proposed to be served by
the driveway as approved by the Planning Commission for waiver
of Parcel Map T.P.M. 88-006.

This covenant and agreement shall run with the described land
and shall be binding upon ourselves, and future owners,
encumbrancers, their successors, heirs or assignees and shall
continue in effect until released by the authority of the
Planning Department and Attorney of the City of Arcadia upon
submittal of request, applicable fees and evidence that this
Covenant and agreement is no longer-required by the city of
Arcadia.
