ARCHER and ELAINE ARCHER, husband and wife, and RICHARD B. GIBSON and JOYCE A. GIBSON, husband and wife, all hereinafter referred to as "Declarants", hereby declare as fol- lows: That Declarants Farley H. Archer and Elaine Archer are the owners of real property in the City of Arcadia, County of Los Angeles, State of California, described as follows: The West 287.89 feet of the South 57.03 ,feet of Lot 20, F. A. Geier Tract, per map'recorded in Book 23, page 40, of Maps, in the office of the County Recorder of said County, and hereinafter referred to as Parcell; and that Declarants Richard B. Gibson and Joyce A. Gibson are the owners of real prop- erty in said city, county and state, described as follows: Part of Lot 20, F. A. Geier Tract, beginning at a point in the south line of said lot distant North 89002'19" East 287.89 feet from the south- west corner of said lot; thence North 0056'40" West 76.55 feet; thence North 89002'29" East 127.28 feet to the west line of Loganrita Avenue; thence southerly thereon to the south line of said lot; thence South 89002'19" ~lest 108.87 feet to the point of beginning, per map recorded in Book 23, page 40, of Maps, in the office of the Los Angeles County Recorder, and hereinafter referred to as Parcel 2. That in consideration of the granting of permission to Declarants Farley H. Archer and Elaine Archer to divide the above described portion of Lot 20, F. A. Geier Tract, referred to as Par- cell, into two parcels, pursuant to the provisions of Ordinance No. 860 of the City of Arcadia, as amended, all declarants hereby covenant and agree, for themselves, their heirs, successors and -1- . ..)... .. .~ . . Geier Tract, hereinabove referred to as Parcel 2; that said Parcels 2 and 3 shall constitute but one lot or parcel of land and be one building site, and said Parcel 3 shall not thereafter be sold separately or apart from said Parcel 2 unless a permit therefor be granted by the City of Arcadia pursuant to the provisions of Ordinance No. 860 of said City, as amended. That this covenant shall inure to the benefit of and be enforceable by the City of Arcadia, and may be released only by the City of Arcadia. ...
