SORENSON, hereinafter referred to simply as Declarants, hereby declare that they are the owners, as joint tenants, of the following property in the City of Arcadia, County of Los Angeles, State of California: That portion of Lots 9 and 10 of Tract No. 11382, per map recorded in Book 240, page 45, of Maps in the office of the county recorder of said county, described as follows: Beginning at the southeast corner of said Lot 9; thence along the southerly line of said Lot 9, South 89004'30" West 285.84 feet to the beginning of a tangent curve concave northeasterly and hav- ing a radius of 15.00 feet; thence westerly and northwesterly along said curve through a central angle of 58030'47" a distance of 15.32 feet; thence tangent to said curve North 32024'43" west 65.39 feet to the beginning of a tangent curve concave easterly having a radius of 165.93 feet; thence northerly along said curve through a central angle of 31029113" a distance of 91.19 feet; thence tan- gent to said curve North 0055'30" West 47.23 feet to the beginning of a tangent curve concave east- erly having a radius of 106.00 feet; thence north- erly along said curve a distance of 3.17 feet, more or less, to a point in the northerly line of said Lot 10; thence easterly along said northerly line to the northeasterly corner of said Lot 10; thence southerly along the easterly line of said Lots 10 and 9 to the point of beginning, which property is hereinafter referred to simply as said property. For VALUABLE CONSIDERATION, including the approval by the City of Arcadia of the final map of Tract No. 25782, said Declar- ants hereby covenant and agree, for themselves, their heirs, suc- cessors and assigns, that when any change of ownership occurs with respect to said proper~, whether said change of ownership occurs by reason of the death of one or both of said Declarants, by reason of hypothecation of any portion of said property as security for any indebtedness, by voluntary act of either or both of said De- clarants, by operation of law, or in any other manner whatsoever, i the following portion of said property, to wit: -1- ~ That portion of Lots 9 and 10 of said Tract No. 11382 beginning at the southeast corner of said Lot 9; thence along the southerly line of said Lot 9, South 89004'30" West 285.84 feet to the beginning of a tangent curve concave northeasterly and having a radius of 15.00 feet; thence westerly and northwesterly along said curve through a central angle of 58030'47" a distance of 15.32 feet; thence tangent to said curve North 32024143" West 65.39 feet to the beginning of a tangent curve concave easterly having a radius of 165.93 feet; thence northerly along said curve through a central angle of 31029'13" a distance of 91.19 feet; thence tangent to said curve North 0055130" West 4'7.23 feet to the beginning of a tangent curve concave easterly having a radius of 106.00 feet; thence northerly along said curve a dis- tance of 3.17 feet, more or less, to a point in the northerly line of said Lot 10; thence east- erly along said northerly line to a curve concave easterly having a radius of ioo.oo feet and being concentric with the curve hereinbefore described as having a radius of 106.00 feet; thence south- erly along said concentric curve to a line paral- lel with and distant easterly 6.00 feet measured at right angles from the course hereinbefore de- scribed as having a bearing and length of North 0055'30" West 47.23 feet; thence South 0055'30" East 47.23 feet to the beginning of a tangent curve concave easterly and having a radius of 159.93 feet; thence southerly along said curve through a central angle of 31029113" a distance of 87.89 feet; thence tangent to said curve South 32024'43" East 65.39 feet to the beginning of a tangent curve concave northeasterly having a radius of 9.00 feet; thence along said curve southeasterly and easterly to a line which is parallel with and distant northerly 6.00 feet measured at right angles from the course herein- before described as having a bearing and length of South 89004'30" West 285.84 feet; thence along said parallel line North 89004'30" East to the beginning of a tangent curve concave northwesterly having a radius of 15.00 feet and tangent to the easterly line of said Lot 9; thence northeasterly and northerly along said curve to said easterly line; thence northerly along said curve to a point in the northerly line of said Lot 10; thence westerly along said northerly line of Lot 10 to a curve concave easterly having a radius of 100.00 feet and being concentric with the curve hereinbefore described as having a radius of 95.00 feet; thence southerly along said concentric curve to a line parallel with and distant westerly 5.00 feet measured at right angles from the course herein- before described as having a bearing and length of North 0055'30" West 47.23 feet; thence South 0055130" East 47.23 feet to the beginning of a tangent curve concave easterly having a radius of 159.93 feet; thence southerly along said curve through a central angle of 31029'13" a distance of 87.89 feet; thence tangent to said curve South 32024t43" East 65.39 feet to the beginning of a tangent curve concave northeasterly having a radius of 9.00 feet; thence southeasterly and easterly along said curve to the true point of beginning. shall be granted to the City of Arcadia, a Municipal Corporation, for sidewalk and planting purposes. This covenant shall inure to the benefit of and be enforce- able by the City of Arcadia and may be released only by the City of Arcadia.
