This covenant snd agreement affects the followin~ described r~al
property in the city of Arcadia, county of Los Angeles, State of
California and particularly described as follows:
Parcell:
That portion of lot 6 of Tract 949, in the city of Arcadia, County of
Los Angeles, State of California, recorded in book 17 pape 13 of Maps, in
the office of the county recorder of said county, described as follows:
Beginning at a point in the east line of said lot 6 as established and
shown on County Surveyor's Map B-lll, in the office of the county Survever
of said county, distant along said line North 20 58' 25" East 732.25 feet
from the North l~ne of Huntington Drive, as described in deed to the city of
Arcadia, recorded in book 9396, page 145, Official Records of said county;
thence North 870 01' 35" West 260 feet; thence North 20 58' 25" East 100.00
feet; thence South 870 01' 35" East 260 feet to a point in the Easterly
line of said lot 6, said point beinp diatant thereon North 20 58' 25" East
100.00 feet from the point of bepinning; thence South 20 58' 25" West 100.00
feet to the point of beginning.
Parcel 2;
That portion of lot 6 of Tract No. 949, in the city of Arcadia, Count v of
Los Angeles, State of Celifornia, as per map recorded in book 17 pape 13 of
Maps, in the offiae of the county recorder of said county, desaribed as follows:
Beginning at a point in the east line of said lot 6 as established and shawn
on County Surveyor's Map B-111, sheet 4 in the offiae o~ the county Surveyors
of said county, distant alon!! said line North 20 58' 25" East 832.25 feet
from the north line of HuntinFton Drive, as described in deed to the aitv of
Arcadia, recorded in book 9396 pa~ 145 of Official Records ~f said aounty;
thence North 870 01' 35" West 260 feet; thence North 20 58' 25" East 100.00
feet; thence South 870 01' 35" East 260 feet to a point in the easterly line
of said lot 6, said point begng distant thereon North 20 58' 25" East 100.00
feet from the point of beginning; thence South 20 58' 25" West 100.00 feet
to the point of beginning.
Gordon L. Anderson and Virginia L. Anderson, owners of the hereinbefore
described parcels of land, in aonaideration of City of Arcadia permitting
the location of the South wall of the contemplated apart~ent building
to be 8 feet northerly of the south line of Parcel 2, do hereby covenant
and agree pith City of Arcadia that in the event of severanae of the aO!Ollllon
ownership of the hereinbefore described parcels of land, a community driveway
tasement will be conveyed or reserved over the northerly 2 feet of said Parcel
1 for the benefit of and appurtenant to said Parae1 2.
It is agreat that this aovenant will run with the land and be binding on the
present owners, their heirs or assipns and any suaaessors in int~rest,
their heirs or aasigns forever.
