titl. to said land or to which said titl. is suhject:
1. General and special county and city taxes for the
fiscal year 1959-1960, a lien not yet payable.
2. An easement of the Sierra Pacific Land and Water
company, a corporation, not to exceed 3 feet in width,
along the exterior boundaries of said land to lay pipe
lines, ditches and conduits thereon, with a further
right at all times to enter upon said land to inspect,
repair, replace, use and maintain the same, as recited
in the agreement to convey executed by E. J. Baldwin in
favor of Augustus Roberts, recorded in book 2747 page 94
of Deeds.
3. The provisions of an agreement declaring said land
restricted against occupancy by persons of other than
the white or Caucasian race, executed by Clarence W. Stone
and Kathryn Stone, as the owners of said land, and by other
