CITY OF ARCADIA, a municipal corporation, hereinafter referred
to simply as City, and r.,ARK D. LEFF, hereinafter referred t.
simply as Buyer:

~_mEREAS, concurrently v~i th the execution hereof, City
is selling to Buyer and Buyer is purchasing from City the follo~'~-
ing described real property in the City of Arcadia, County of
Los Angclcs, State of California:
Lots 31, 32, 33 and 34 of Block 68 of T~act
No. 866, per map recorded in Book 16, pages
198 and 199, of ~aps in the office of the
County Recorder of said County;
which property is hereinafter referred to simply as said Real
Property; and,
HHEREAS, the terms and conditions hereinafter recited
constitute a valuable portion of the consideration for the sale
and purchase of said Real Property;
Nm!, THEREFORE, City and Bu~rcr agree each with the
other as follows:
Buyer agr~es that he will ~ithin 30 days after the
receipt of notice by him from the City that the real property
has been vacated by the tenant thereof, pay to City the princi-
pal amount of the promissory note secured by the Real Property,
together with any and all interest which has accrued thereon,
and Buyer further agrees that within 60 days from and after the
said receipt of notice from the City, that he v~ill demolish all
structures existing on said real property and will commence, or

real property within two years from the date of receipt of such
notice, which said building shall comply with all zoning and
building regulations then in force.
Time is of the essence of this agreement. If any of
the provisions of the preceding paragraph be not complied with
within the time therein specified and such default shall not
be cured within 10 days after receipt by Buyer of written notice
of such default, the said real property shall thereafter upon
demand by City, be reconveyed to the City of Arcadia and City
shall in such event repay to Buyer the full purchase price there-
tofore paid by Buyer without interest, after deducting therefrom
the broker's fees of Four Thousand and No/IOO Dollars ($4,000.00)
paid by the City, but City shall not be obligated to repay any
interest that may have theretofore been paid by the Buyer.
This Agreement may be specifically enforced by the City
of Arcadia, and shall be binding upon the heirs, successors and
assigns of Buyer.
IN WITNESS vlliEREOF the parties hereto have executed the
