LEONARD V. LYNDON and MARJORIE E. LYNDON, hereinafter
referred to collectively as Declarants, hereby covenant, declare
and agree as follows:
That they are husband and wife; that they are the owners
of those portions of Lot 3 of Tract No. 950 in the City of Arcadia,
County of Los Angeles, state of California as per map recorded in
Book 17, Page 25 of Maps in the office of the Recorder of said
County described as follows:
PARCEL I: Beginning at a point in the Southerly line of
said Lot, distant Southwesterly thereon 141.75
feet from the Southeast corner of said Lot 3;
thence Northerly along the Westerly line of the
land described in a deed to Thomas F. Gilligan
recorded December 30, 1949 as Instrument No. 2177
in Book 31841, page 383 of Official Records, to
and along the Westerly line of the land described
in a deed to Theron Vincent Demetri and Wife
recorded February 2, 1953 as Instrument No. 2380,
in Book 40870, Page 315 of Official Records, a
distance of 237.11 feet, more or less, to a
line extending Westerly, at right angles, to the
Easterly line of said lot which passes through a
point in said Easterly line distant Northerly
thereon 214.93 feet from the Southeast corner
thereof; thence Westerly along said last described
line a distance of 120.00 feet to the Westerly
line of the Easterly 260.00 feet of said lot, as
measured along the Northerly line thereof; thence
Southerly along the said Westerly line a distance
of 256.12 feet to the Southerly line of said lot;
thence Northeasterly along said Southerly line a
distance of 121.50 feet to the POINT OF BEGINNING.

feet from the Southeasterly corner of said
lot 3; thence Westerly, at right angles, to
the said Easterly line a distance of 140.00
feet; thence Southerly along a line parallel
with the Easterly line of lot 3 a distance
of 5.04 feet; thence Westerly, at right
angles, to said parallel line a distance of
10.00 feet; thence Northerly along a line
parallel with said Easterly line of lot 3
a distance of 25.04 feet; thence Easterly,
at right angles, to said last mentioned
parallel line a distance of 150.00 feet to
the Easterly line of lot 3; thence Southerly
along said Easterly line of lot 3 a distance
of 20.00 feet to the Point of Beginning.
That in consideration of the granting of permission by
the City of Arcadia, pursuant to Part 2 of Chapter 1 of Article IX
of the Arcadia Municipal Code, to divide said Parcel II from Parcel I
of which it has heretofore been a part, Declarants hereby covenant
and agree for themselves, their respective heirs, successors and
assigns, that said Parcel II will hereafter be held in common
ownership with said Parcels III and IV, that Parcels II; III, and
IV shall hereafter constitute but a single lot and building site,
and that no portion of said Parcels II, III and IV less than the
whole thereof will be hereafter sold, conveyed or otherwise hy-
pothecated.
The within Declaration of Covenant shall be binding
upon the respective heirs, successors and assigns of Declarants
and is expressly declared to be for the benefit of and may be en-
forceable by the City of Arcadia, and may be released or modified
only by the City of Arcadia.
