COALESCE ENTERPRISES, a partnership consisting of two Corpora-
tions, VILLA DEVELOPMENT COMPANY, INC. and S. O. DEVELOPERS, INC., here-
inafter referred to as Declarant, hereby declares that it is the owner
of that certain real property in the City of Arcadia, County of Los
Angeles, state of California, described as follows:

map recorded in Book 33, page 20, of Maps, in the office of the Recorder
of said County, described as follows:

In consideration of the final approval of the division of
the property hereinabove described from the balance of which it was
formerly a part, Declarant covenants and agrees for itself, its re-
spective successors and assigns, that when the sanitary sewer in Old
Ranch Road adjacent to Declarant's property is connected to the sani-
tary sewer system of the City of Arcadia, the owner of the property
hereinabove described will connect the sewer system on the above
described property to the sanitary sewer system in Old Ranch Road and
simultaneously disconnect said sanitary system from any cesspool or
septic tank on said property, such connection and disconnection to be
made within sixty (60) days after the connection of the Old Ranch
Road sanitary sewer with the sewer system of the City of Arcadia.
