Commencing at the intersection of the easterly line of Lot 10 of said
Tract No. 11119 with the westerly prolongation of the northerly line of
Birchcroft Street, 60.00 feet wide, as shown on map of Tract No. 27619,
in the City of Arcadia, per map recorded in Book 711, pages 54 and 55,
of Maps, records of said County; thence westerly along said westerly
prolongation of Birchcroft Street, South 88055'43" Hest 39.09 feet to
the beginning of a tangent curve concave to the north and having a
radius of 170.00 feeti thence westerly along said tangent curve through
a central angle of 17 00'38" an arc distance of 50.47 feet to its point
of reverse curvature with a curve concave to the South and having a
radius of 1,030.00 feet, said last mentioned curve passes through the
southeasterly corner of Lot 2 of Tract No. 23937, in the City of Ar-
cadia, per map recorded in Book 621, page 92, of Maps, records of said
County; thence westerly along said reverse curve through a central
angle of 8038'13" an arc distance of 155.27 feet to said southeasterly

line of Birchcroft Street, 60.00 feet wide, as shown on said map of

cave to the South and having a radius of 970.00 feet, a radial line
through said last mentioned point bears North 7049'30" East, said
last mentioned point also being the true point of beginning; thence
easterlr, along said last mentioned curve through a central angle of

In consideration of the granting of Lot Split L-65-6 by
the City of Arcadia pursuant to Part 2 of Chapter 1 of Article IX
of the Arcadia Municipal Code, Declarant hereby covenants and agrees
for herself, her heirs, successors and assigns that the above
described property will hereafter be held under one ownership
and shall not be construed to be or be used as a building site
unless and until sufficient additional property is combined
therewith in accordance with the Arcadia Municipal Code, and that
no portion of the above-described property less than the whole
thereof will be sold, conveyed or otherwise hypothecated other
than in accordance with the provisions of Part 1 of Article IX
of the Arcadia Municipal Code,
The within Declaration of Covenant shall inure to the bene-
fit of, be enforceable by and may be released only by the City of
Arcadia,
