In connection with the proposed widening of
Duarte Road
the City hereby agrees to purchase from the Owner, and the Owner hereby agrees to sell
to the City for a gross purchase price of $ 1,054.20
that certain prop-
erty situated in the City of Arcadia, County of Los Angeles, State of California,
described as follows:

The owner agrees to furnish to the City upon demand a grant deed to said property,
and to execute all requests for partial reconveyances from holders of trust deeds and
other encumbrances, and to cooperate with the City in obtaining same. Owner warrants
that he has title to said property, and whether a partial reconveyance is in fac~ob-
tained or not, owner agrees to hold City harmless for any defect of title, including
such payments, expenses and disbursements as the City may be required to make to clear
the title thereto, the total of such items to be deducted from the gross price above
stated. There shall be no proration of taxes or insurance. The City further agrees
that if it accepts the deed to the property hereinabove described, City will install
curbs, gutters and pavement ,therein and replace existing sidewalk and concrete drive-
ways, such initial installation and replacement to be at City's sole cost and expense.

This agreement and all terms and conditions thereof shall inure to the benefit
of and shall,be binding upon each party hereto and the heirs, executors, administra-
tors, legal representatives, successors and assigns of each party hereto.

ment to be subtracted from above amount.
Cost of said sidewalk and driveway is
$100.40.
