QUITCLAIM OF COVENANT
The CITY OF ARCADIA, a municipal corporation, does hereby
remise, release and quitclaim all right, title and interest in and
to the following described real property in the County of Los
Angeles, State of California, to wit:
Part of Lot 122, Arcadia Acreage Tract!. as shown
on map recorded in Map Book 10, page l~, records
of Los ~eles County, described as follows:
Beginning at a point in the north line of said
lot distant North 89036' East 533.96 feet from
the northwest corner-of said lot; thence South
0024' East 130 feet; thence South 89036' West
78 feet; thence South 0024' East 3l7r5 feet;
thence North 89036' East ,218 feet; thence
North 0024' West 317.5 feet; thence South 89036'
West 75-feet; thence North 0024' West 130 feet
to the north line of said lot; thence South
89036' West 75 feet to the place of beginning,
acquired by the City of Arcadia solely under or by virtue of that
executed
certain Declaration of Covenan1;lFebruary 5, 1957, by Donald H.
Walters, Maryann Walters, Paul G. Sterling and Lois G. Sterlin6,
and recorded IIJay 31, 1957. in Book 54661, pages 436 to 438, of
Official Records, as Document No. 893.

known to me to be the persons who executed the within instrument on
behalf of the corporation therein named, and acknowledged to me that

DECLARATION OF COVENANT
DONALD H. HALTERS and liIARYANN \'fALTERS, husband and wife,
and PAUL G. STERLING and LOIS G, 3TE~LING, husband and wife, each
and all of whom are hereinafter re.i:'erred to simply as "Declarants",
hereby declare that Donald H. Walters and Maryann Walters are the
ovmers as joint tenants of an undivided one-half interest in and
to the following described real property and Paul G. Sterling and
Lois G. Sterling hereby declare that they are the owners as joint
tenants of an undivided one-half interest in and to the following
described property in the City of Arcadia, County of Los Angeles,
State of California, to wit:
Part of Lot 122, Arcadia Acreage Tract, as shovm
on map recorded in Map Book 10, page 18, records
of Los Angeles County, described as fol~ows:
Beginning at a point in the center line of Val-
nett Avenue, distant thereon easterly 405.92

In consideration of the granting of permission to divide
the above described property into three parcels pursuant to the
provisions of Ordinance No. 860 of the City of Arcadia, Declarants
hereby covenant and agree for themselves, their heirs, successors
and assigns that the following portion of the above described prop-
erty, to wit:
Part of Lot 122, Arcadia Acreage Tract, as shown
on map recorded in Map Book 10, page 18, records

which said property, hereinafter referred to simply as Parcel "B",
shall hereafter remain in common ownership and no portion thereof
shall be sold or otherwise hypothecated separate and apart from the
rest of said Parcel "B", unless and until the Southerly 187.5 feet
of said Parcel "B" is subdivided in accordance with the Subdivision
Map Act of the state of California or unless or until this covenant
is either modified or released by the City of Arcadia.
This covenant shall inure to the benefit of and shall be
enforceable by the City of Arcadia, and may be released or modified
only with the written consent of the City of Arcadia.
