DECLARATION OF COVENANT RE PARKING
THIS DECLARATION, made and executed this;).. (A( day
of August, 1955, by ALFRED L. JOHNSON and ESTHER I. JOHNSON, husband
and wife, of the County of Los Angeles, State of California, herein-
after referred to as Declarants,
WIT N E SSE T H:

WHEREAS, Declarants are the owners of Lot 11 and the
Northerly 75 feet of Lot 12, Block 80, "Arcadia" Santa Anita Tract,
in the City of Arcadia, per map recorded in Book 15, pages 89 and
90, of Maps Records, in the office of the County Recorder of Los
Angeles County; and,
WHEREAS, Declarants propose to use said Lot 11 above
described for industrial purpose~; and,
IVHEREAS, Ordinance No. 760 of the City of Arcadia requires
in part that one parking space of at least 250 square feet shall be
prOVided for each 500 square feet of floor space for all industrial
buildings; further, that when the required off-street parking space
is provided on a separate lot from the main building, there shall
be recorded in the office of the County Recorder of Los Angeles
County, California, a covenant by the owner or owners of said lot
for the benefit of the City of Arcadia to the effect that such
owner or owners will continue to maintain such parking space, so
long as said building is maintained; and,

WHEREAS, Declarants propose to maintain upon the northerly
75 feet of said Lot 12 the parking spaces required by Ordinance No.
760 for the industrial building on said Lot 11;
,mw, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that
Declarants hereby certify, declare, covenant and agree that they
will continue to maintain upon the northerly 75 feet of said Lot 12
the parking spaces required by Ordinance No. 760 of the City of
Arcadia for the industrial building or buildings locatedor to be

located upon said Lot II, pursuant to the requirements, regulations
or ordinances of the said City of Arcadia; provided, however, that
Declarants may have the use of the Northerly 75 feet of said Lot
12 for other lawful purposes other than parking purposes so long as
such other usell do not interfere with nor preclude the parking
spaces required by said Ordinance No. 760 of the City of Arcadia and
this Declaration of Covenant. This Covenant is expressly declared
to be for the benefit of the City of Arcadia and shall be enforceable
by the City of Arcadia.
This Covenant is binding upon the heirs, executors and
assigns of the undersigned Declarants. ~.
IN WITNESS WHEREOF, the Declarants have set their hands
and seal the day and year first hereinabove set forth.

after referred to as Declarants,

WHERB:AS, Declarants are the owners of Lot 11 and the
