On MOTION by Member Gilb, seconded by Member Parry and carried
unanimously the minutes of the regular meeting of February 7
were APPROVED.
~
As required by the terms of the Disposition and Development Agreement
with Engineerfng Science, Inc., preliminary construction drawings,
the plot plan and elevations were presented to the Agency. These
are in conformance with the concept plan unanimously approved by
the Agency.
Discussion held on the setback and it was submitted that in order to
maintain the greatest amount of separation between the proposed
building and the residential area to the north the Company proposes
'--'
to maintain a 20 foot front yard setback at the westerly end of the
building instead of a 35 foot special setback which is applicable
to property on Colorado Place. This setback has been approved by
the Modification Committee. A meeting between Walt Muller, owner of
the Westerner Motel at 161 Colorado Place, and the architect for the
new building, was held and a compromise on the setback has been
reached agreeable to both parties.
The architect, John Bartlett, 37 W. Huntington Drive, explained the
materials to be used on the steel fireproof structure~ The gla~ing
will be reflected glass. There will be a circular stairwell in the
middle of the building. As to timing he said in part that the escrow
will close March 22, demolition of the existing property at the end
of March and construction should start around June 1 with completion
hopefully in April of 1979. The architect will keep the City Council
apprised on materials, etc.
b
It was MOVED by Council Member Parry, seconded by Council Member
Lauber and carried on roll call vote as follows that the preliminary
construction plans be approved as submitted except that the westerly
portion of the building be shifted northward to provide a minimum
25 foot setback from the property line.
