The applicant is requesting architectural design approval
of a new 326 square -foot covered patio that will be
attached to the existing recreation room at the rear of the
property, and a Modification to allow the total floor area of
all detached accessory buildings to exceed 50% of the
ground floor area of the main swelling — proposed at
61.3% (AMC Se. 9252.2.9.1).
1. An interior inspection of the recreation room shall occur prior to issuance of any building permits
for the new covered patio. Any unpermitted interior changes shall be removed, or altematively a
building permit obtained provided the construction is consistent with the City's Zoning, Building,
and Fire Requirements.
2. All of the existing, unpermitted structures on -site shall be removed prior to issuance of a final
building permit for the new covered patio, or 90 days from this approval, whichever is sooner.
3. Following removal of the unpermitted structures, the exterior of the recreation room shall be
repaired and repainted as needed so there is no damage or discoloration visible.
4. This Modification approval is limited to a covered patio, and shall not be subsequently enclosed
at a later date. If the covered patio is enclosed at a later date, that will constitute a violation of
this Modification Committee approval and the entire covered patio will be required to be
removed as an unpermitted structure.
5. No construction, including demolition of the existing on -site unpermitted structures, shall occur
on Sundays, Holidays or on other days between the hours of 7:00 p.m. and 7:00 a.m.
6. For a one -year period from the date of approval and upon reasonable notice to the property
owner, City Staff shall be granted access to the rear yard of the property to conduct inspections
to ensure no additional unpermitted construction occurs.
