PRESENT: Councilmembers Gi1b, Hannah, Lojeski and Young ABSENT: Mayor Pellegrino On MOTION by Councilmember Lojeski, seconded by Mayor Pro Tempore Young, Mayor Pellegrino was EXCUSED. FIRST & HUNTINGTON PROPOSALS WLA ARCON Staff introduced Warren K. Lortie, President of the WLA Arcon Company, who circulated his portfolio indicating the projects with which he has been associated ... they have been in the main small commercial projects with some residential. Rendering was shown depicting the office type building his firm is contemplating for the site at the north- west corner of First Avenue and Huntington Drive ... it would be three stories. He felt the office type complex would be most suitable for the site. Parking was discussed. The price offered is $16 per sq. ft., and he submitted, in part, that additional revenue might be generated from businesses on the ground floor, i. e., travel agency, financial institution, etc. They have not obtained any tenants as yet pending Council review. They would hope the building would be ready for occu- pancy in January 1987. In response to a question, Mr. Lortie said if 'they have a contract with the City within 90 days, they could begin,!: within 90 days thereafter. ::,:, ' Dennis Alfieri, Vice President of Development of the A1ken Construction Company, exhibited renderings and explained that there would be some minor changes. He, too, felt that an office building would be the best use for the site with some retail which would generate sales tax. The building would be two stories. As far as the changes were concerned, the ?quare footage would remain the same, as would the parking. Egress and 'ingress into the parking area was discussed. Construction could start in February 1986 and be completed by January 1987. Some discussion held on the non-refundable $10,000 deposit which Mr. Alfieri said they would like to go toward the purchase price.
