Regular Meeting Agenda
March 12, 2013, 7:45 a.m.
City Council Chambers Conference Room, 240 W. Huntington Drive, Arcadia
Pursuant to the Americans with Disabilities Mt, persons with a disability who require a disability related modification or accommodation
in order to participate in a meeting, including auxiliary aids or services, may request such modification or accommodation from Planning
Services at 626-574 -5423. Notification 48 hours prior to the meeting wit enable the City to make reasonable arrangements to assure
accessibility to the meeting.

1. PUBLIC HEARINGS
You are hereby advised that should you desire to legally challenge in court any action taken by
the Modification Committee regarding any Public Hearing item, you may be limited to raising only
those issues and objections you or someone else raised at the public hearing or in written
correspondence delivered to the Modification Committee at, or prior to, the public hearing.
a. Modification Application No. MC 13-04 and Single- Family Architectural Design
Review No. SF ADR 12 -103
75 E. Las Flores Avenue
Applicants: Scott Yang & Eric Chen
The applicants are requesting the following approvals for a new 3,089 square -foot,
two -story addition to an existing 2,912 square -foot, one -story residence:
a. A Modification to allow a 10' -11" westerly first -story, street -side yard setback in
lieu of 20' -0" required (AMC Sec. 9252.2.3.1);
b. A Modification to allow a 5' -9" easterly first -story, side yard setback in lieu of 8'-
0" required (AMC Sec. 9252.2.3); and
c. Architectural design review approval of the new addition and a facade
improvement to the existing residence, which will be Modem in style.
Conditionally approved. 3-0
1. The exterior of the front porch shall be revised from stucco to wood on the final building
plans.
2. The existing mature landscaping along the northem and eastern perimeter of the
property and outside of the foot print of the addition shall be retained.
There is a five working day appeal period. Appeals are to be filed by 5:30 p.m. on
Tuesday, March 19, 2013.
PUBLIC COMMENTS (5 minute time limit per person)
Each speaker is limited to five (5) minutes per person, unless waived by the Modification
Committee. Under the Brown Act, the Members are prohibited from discussing or taking action
on any items not listed on the posted agenda.
ADJOURNMENT
The Modification Committee will adjourn this meeting to March 26, 2012, at 7:45 a.m. in the
Council Chambers Conference Room, 240 W. Huntington Drive, Arcadia.
Any writings or documents provided to a major#y of the Modification Committee regarding any item on this agenda will
be made available for public inspection in the City Clerk's office located at 240 W Huntington Drive, Arcadia, California,
during normal business hours.
