Huntington Drive,Arcadia Pursuant to the Americans with Disabilities Act,persons with a disability who require a disability related modification or accommodation in order to participate in a meeting,including auxilary aids or services,may request such modification or accommodation from Planning Services at 626-574-5423. Under the Brown Act, the Members are prohibited from discussing or taking action on any items not listed on the posted agenda. PUBLIC HEARING You are hereby advised that should you desire to legally challenge in court any action taken by the Modification Committee regarding any Public Hearing item, you may be limited to raising only those issues and objections you or someone else raised at the public hearing or in written correspondence delivered to the Modification Committee at, or prior to, the public hearing. 1. Modification Application No. MC 13-09 1026 Monte Verde Drive Applicant: John W. Miller, Property Owner PROJECT DESCRIPTION: Approval of a Modification to allow 7'-0" westerly side yard setback in lieu of minimum 11'-0" required for a 113 square-foot closet addition to an existing single-family residence (Sec. 9251.2.3). The Rancho Santa Anita Residents' Association's Architectural Review Board has reviewed and approved the architectural design of the proposed addition. ENVIRONMENTAL DETERMINATION: This project is Categorically Exempt from the requirements of the California Environmental Quality Act (CEQA) pursuant to Section 15305 of the CEQA Guidelines as a Class 5 Exemption for the minor alterations in land use limitations. Approved. 3-0 2. Modification Application No. MC 13-11 1806 Oakwood Avenue Applicant: Karen Moran (CK Studio), Designer PROJECT DESCRIPTION: The applicant is requesting the following Zoning Modifications for a 2,407 square-foot, two-story addition to an existing 2,234 square foot, one-story residence. The proposal includes the conversion of an existing 434 square foot, two-car garage into a family room, the addition of a new 531 square-foot, two-car garage, the addition of 596 square feet of first floor living area, the addition of 1,377 square feet of second floor living area, and a 254 square-foot, second floor terrace: 1. A Modification to align the first floor addition and the new two-car garage with the existing 38'-9" front yard setback of the residence in lieu of the 40'-6" requirement based on the average front yard setback of the two neighboring properties (AMC Sec. 9252.2.2); and 2. A Modification to align the first-story of the addition and the new two-car garage with the existing 5'-0" southerly side yard setback of the residence in lieu of the 7'- 6" requirement (AMC Sec. 9252.2.3.1). The Highlands Homeowners' Association's Architectural Review Board has reviewed and approved the architectural design of the proposed addition and remodel. ENVIRONMENTAL DETERMINATION: This project is Categorically Exempt from the requirements of the California Environmental Quality Act (CEQA) pursuant to Section 15305 of the CEQA Guidelines as a Class 5 Exemption for the minor alterations in land use limitations. Approved. 3-0 APPEAL PERIOD: All decisions made by the Modification Committee may be appealed to the Planning Commission within five (5) working days of the decision. Appeals are to be filed by 5:30 p.m. on July 3, 2013. if no appeal is filed, decisions are final. ADJOURNMENT The Modification Committee will adjourn this meeting to July 9, 2013, at 7:45 a.m. in the City Council Chambers Conference Room, 240 W. Huntington Drive, Arcadia. Any writings or documents provided to a majority of the Modification Committee regarding any item on this agenda will be made available for pubk inspection in the City Clerk's office located at 240 W. Huntington Drive,Arcadia, California, during normal business hours.
