Huntington Drive, Arcadia Pursuant to the Americans with Disabilities Act, persons with a disability who require a disability related modification or accommodation in order to participate in a meeting,including auxiliary aids or services,may request such modification or accommodation from Planning Services at 626-574-5423. Notification 48 hours prior to the meeting will enable the City to make reasonable arrangements to assure accessibility to the meeting. CALL TO ORDER ROLL CALL: Ching Chiao, Chairman Dominic Lazzaretto, Committee Member Jason Kruckeberg, Committee Member PUBLIC COMMENTS (5 minute time limit per person) Each speaker is limited to five (5) minutes per person, unless waived by the Modification Committee. Under the Brown Act, the Members are prohibited from discussing or taking action on any items not listed on the posted agenda. PUBLIC HEARING You are hereby advised that should you desire to legally challenge in court any action taken by the Modification Committee regarding any Public Hearing item, you may be limited to raising only those issues and objections you or someone else raised at the public hearing or in written correspondence delivered to the Modification Committee at, or prior to, the public hearing. 1. Modification Application No. MC 13-05 150 E. Santa Clara St. Applicant: Dexter Corporation, Property Owner PROJECT DESCRIPTION: Approval of the following Zoning Modifications for the conversion of 1,735 square feet of warehousing into office space within the existing 4,843 square foot building: 1. A Modification to allow nine (9) parking spaces in lieu of 12 spaces (AMC Sec. 9269.5); and 2. To allow seven (7) of the nine (9) parking spaces to be at the dimensions of 8'-6" by 20'-0" in lieu of the minimum requirement of 9'-0" by 20'-0" (AMC Sec. 9269.7.1). ENVIRONMENTAL DETERMINATION: This project is Categorically Exempt from the requirements of the California Environmental Quality Act (CEQA) pursuant to Section 15301 of the CEQA Guidelines as a Class 1 Exemption for existing facilities. RECOMMENDED ACTION: Denial APPEAL PERIOD: All decisions made by the Modification Committee may be appealed to the Planning Commission within five (5) working days of the decision. Appeals are to be filed by 5:30 p.m. on July 17, 2013. If no appeal is filed, decisions are final. ADJOURNMENT The Modification Committee will adjourn this meeting to July 23, 2013, at 7:45 a.m. in the City Council Chambers Conference Room, 240 W. Huntington Drive, Arcadia. Any writings or documents provided to a majority of the Modification Committee regarding any item on this agenda will be made available for public inspection in the City Clerk's office located at 240 W Huntington Drive, Arcadia, California, during normal business hours.
