Pursuant to the Americans with Disabilities Act,persons with a disability who require a disability related modification or accommodation

Each speaker is limited to five (5) minutes per person, unless waived by the Modification
Committee. Under the Brown Act, the Members are prohibited from discussing or taking action
on any items not listed on the posted agenda.
PUBLIC HEARING
You are hereby advised that should you desire to legally challenge in court any action taken by
the Modification Committee regarding any Public Hearing item, you may be limited to raising only
those issues and objections you or someone else raised at the public hearing or in written
correspondence delivered to the Modification Committee at, or prior to, the public hearing.
1. Modification Application No. MC 13-12
815 W. Naomi Ave., Units K& L
Applicant: Julian To, Business Owner
PROJECT DESCRIPTION: A parking modification to expand the existing 1,502 square foot
dental office into the adjacent unit for a proposed area of 3,005 square feet that is located in a
multi-tenant commercial shopping center referred to as the Arcadia Hub.
ENVIRONMENTAL DETERMINATION: Categorically Exempt per Section 15305 of the CEQA
Guidelines Class 5 Exemption for minor alterations in land use limitations.
Approved. 3-0. subject to the following conditions:
1. Signs shall be placed on the premises informing and directing people to the lower and
upper level parking area of the parking structure, and the employees to park in the
designated areas. The locations, design, and copy of any new signs shall be subject to
review and approval by the City Engineer or designee.
2. The management company should regularly post maps to remind their tenants that their,
employees must be in designated employee parking areas. as new employees are hired
and may not be aware of this requirement.

2222 Highland Oaks Drive
Applicant: Hung Tran, Property Owner
PROJECT DESCRIPTION: A zoning modification to allow an as-built 6'-0" tall front yard
fence and pilasters (4'-0" tall as measured from highest grade and viewed from the street) in
lieu of the maximum 3'-0" height allowed in the R-1&D zone (AMC Sec. 9252.2.12.1).
The Highlands Homeowners' Association's Architectural Review Board has reviewed and
approved the architectural design of the proposed fence and pilasters.
ENVIRONMENTAL DETERMINATION: Categorically Exempt per Section 15305 of the
CEQA Guidelines Class 5 Exemption for minor alterations in land use limitations.
Approved. 3-0. subject to the following conditions:
1. The front yard pilasters and front yard fence shall be lowered to no higher than 5'-0"in
height as measured from lowest adjacent grade and no higher than 3'-0" in height as
measured from highest adjacent arade. unless a building permit can be produced by the
owner and verified by staff showing that a taller fence was previously approved.
2. The solid masonry base of the fence shall be no higher than 8-inches in height as
measured from highest adjacent grade, unless a building permit can be produced by the
owner and verified by staff showing that a taller masonry base was previously approved.

Design Review No.Adm SFADR 13-29

Applicant: Tonny Song, Property Owner
PROJECT DESCRIPTION: A zoning modification and design review to allow a street side yard
setback that varies from 3'-9" to 9'-0" in lieu of the minimum 25'-0" required for a reverse corner
lot for the conversion of a 77 square foot covered patio into living space and to add a new exterior
staircase to the side of the existing residence (AMC Sec. 9252.2.3.2).
ENVIRONMENTAL DETERMINATION: Categorically Exempt per Section 15305 of the CEQA
Guidelines Class 5 Exemption for the minor alterations in land use limitations.
Approved 3-0
Any writings or documents provided to a majority of the Modification Committee regarding any item on this agenda will
be made available for public inspection in the City Cleric's office located at 240 W Huntington Drive,Arcadla, California,
during normal business hours.
APPEAL PERIOD: All decisions made by the Modification Committee may be appealed to
the Planning Commission within five (5) working days of the decision. Appeals are to be
filed by 5:30 p.m. on August 20, 2013. If no appeal is filed, decisions are final.
ADJOURNMENT
The Modification Committee will adjourn this meeting to August 27, 2013, at 7:45 a.m. in the City
Council Chambers Conference Room, 240 W. Huntington Drive, Arcadia.
