PLEDGE OF ALLEGIANCE ROLL CALL PRESENT: Commissioners Baerg, Chiao, Falzone, Parrille and Beranek ABSENT: None SUPPLEMENTAL INFORMATION FROM STAFF REGARDING AGENDA ITEMS None. PUBLIC COMMENTS None. PUBLIC HEARINGS 1. Tentative Parcel Map No. TPM 12-02 (71885) —Continued from July 23 meeting Samir Khoury, Engineer on behalf of property owner, Safeway, Inc. 618 Michillinda Avenue The applicant is requesting approval of a Tentative Parcel Map to subdivide one lot improved with commercial and residential developments into two lots. Recommended action: Conditional approval and determination that this project is exempt from CEQA. Associate Planner Tom Li presented the staff report. Chairman Beranek opened the public hearing and asked if anyone would like to speak in favor of this project. Mr. Samir Khoury, of Khoury Engineering, responded. Chairman Beranek asked if anyone would like to speak in opposition to this project. There were none. 8-13-13 MOTION It was moved by Commissioner Parrille, seconded by Commissioner Falzone, to close the Public Hearing. ROLL CALL AYES: Commissioners Baerg, Chiao, Falzone, Parrille and Beranek NOES: None MOTION It was moved by Commissioner Parrille, seconded by Commissioner Falzone, to approve Tentative Parcel Map No. TPM 12-02 (71885), and find that the project is Categorically Exempt from CEQA per Section 15315 based on the findings in the staff report and subject to the conditions recommended in the staff report. ROLL CALL AYES: Commissioners Baerg, Chiao, Falzone, Parrille and Beranek NOES: None There is a ten (10) day appeal period after the approval/denial of the subdivision. Appeals are to be filed by 5:30 p.m. on Monday, August 26, 2013. 2. Tentative Tract Map No. 72144, Architectural Design Review No. ADR 13-01 & Administrative Modification No. MA 13-19—Continued to 8-27-13 Twen Ma, Architect 1013— 1019 Holly Avenue The applicant is requesting approval of a Tentative Tract Map, Multiple-Family Architectural Design Review, and an Administrative Modification Application to permit a 9-unit residential condominium subdivision, and to allow three units at a 30'-0"front yard setback in lieu of the 40'-0" special setback required along Holly Avenue (AMC Sec. 9320.39.1). This item was continued to the August 27, 2013 meeting. CONSENT CALENDAR 3. Minutes of the July 23, 2013 meeting MOTION It was moved by Commissioner Falzone, seconded by Commissioner Parrille, to approve the minutes of the July 23, 2013 meeting. ROLL CALL AYES: Commissioners Baerg, Chiao, Falzone, Parrille and Beranek NOES: None 8-13-13 MATTERS FROM COUNCIL LIAISON, JOHN WUO There were none. FROM PLANNING COMMISSIONERS Commissioners Parrille and Falzone said they will not be able to attend the August 27 meeting. MATTERS FROM MODIFICATION COMMITTEE Commissioner Falzone reported that the Modification Committee reviewed three items at their meeting. MATTERS FROM STAFF INLCUDING UPCOMING AGENDA ITEMS Mr. Kasama said that the Tract Map that was continued at this meeting will be on the August 27 agenda along with an eight-unit condominium project on South Second Avenue. ADJOURNMENT Chairman Beranek adjourned this meeting at 7:15 p.m. to August 27, 2013, at 7:00 p.m. in the City Council Chambers located at 240 W. Huntington Drive, Arcadia.
