Huntington Drive, Arcadia Pursuant to the Americans with Disabilities Act,persons with a disability who require a disability related modification or accommodation in order to participate in a meeting,including auxiliary aids or services,may request such modification or accommodation from Planning Services at 626-574-5423. Notification 48 hours prior to the meeting will enable the City to make reasonable arrangements to assure accessibility to the meeting. CALL TO ORDER ROLL CALL: Sam Falzone, Chairman Linda Garcia, Committee Member Jason Kruckeberg, Committee Member PUBLIC COMMENTS(5 minute time limit per person) Each speaker is limited to five (5) minutes per person, unless waived by the Modification Committee. Under the Brown Act, the Members are prohibited from discussing or taking action on any items not listed on the posted agenda. PUBLIC HEARING You are hereby advised that should you desire to legally challenge in court any action taken by the Modification Committee regarding any Public Hearing item, you may be limited to raising only those issues and objections you or someone else raised at the public hearing or in written correspondence delivered to the Modification Committee at, or prior to, the public hearing. 1. Modification Application No. MC 13-15, Single-Family Architectural Design Review No. SF ADR 13-68 and Oak Tree Encroachment Permit No. TRE 13-46 300 E. Longden Avenue Applicant: John Dutton,Architect PROJECT DESCRIPTION: Modification No. MC 13-15, Single-Family Architectural Design Review No. SFADR 13-68 and Oak Tree Encroachment Permit Application No. TRE 13-46 to allow a street side yard setback that varies from 15'-4"to 19'-0" on a reverse corner lot in lieu of the 25'-0° foot setback required for a 507 square foot, one story addition, a 59 square foot pergola, and a new 393 square foot, two car garage at 300 E. Longden Avenue. ENVIRONMENTAL DETERMINATION: Categorically Exempt per Section 15305 of the CEQA Guidelines Class 5 Exemption for minor alterations in land use limitations. Conditionally approved. 3-0. subject to the conditions in the staff report 2. Modification Application No. MC 13-22 312 E. Foothill Blvd. Applicant: Dr. Sony Thomas PROJECT DESCRIPTION: Modification No. MC 13-22 for a parking modification to provide 15 on-site parking spaces in lieu of 21 parking spaces required to convert 2,076 square feet of general office space into a dental office within an existing 4,152 square foot general office building. ENVIRONMENTAL DETERMINATION: Categorically Exempt per Section 15301 of the CEQA Guidelines Class 1 Exemption for existing facilities. RECOMMENDED ACTION: Conditional Approval Conditionally approved. 3-0. subject to the conditions in the staff report APPEAL. PERIOD: All decisions made by the Modification Committee may be appealed to the Planning Commission within five (5) working days of the decision. Appeals are to be filed by 5:30 p.m. on October 29, 2013. If no appeal is filed, decisions are final. ADJOURNMENT The Modification Committee will adjourn this meeting to November 12, 2013, at 7:45 a.m. in the City Council Chambers Conference Room,240 W.
